SUB202100005 Timberwood Square Final Mr. McCollum, The plat has been revised to address your comments received on February 10, 2021 in accordance with the following: 1. [General Comment] Include a reference note to the applicable approved Site Plan, SDP201800087 Timberwood Square. RESPONSE — NEW NOTE 2. 2. [14-302 (A)(4), 14-302 (A)(5), and 14-303 (L)] Please show all existing easements and state their recorded instrument number. RESPONSE — UPDATED PLAT TO INCLUDED ADDITIONAL EASEMENTS AS RECORDED AT DB 5427 PG 181. 3. [14-302 (A)(4)] Per the approved landscaping plan on the final site plan, a 20' private landscaping easement is required on lots 16-23. The easements have not been created yet, but are required because these are double frontage lots. Please show the easement on the plat, label it with dimensions, and state who will maintain required landscaping within the easement as a note. See comment 46 below for further information. RESPONSE — UPDATED PLAT TO INCLUDED EXISTING LANDSCAPE EASEMENT AS RECORDED AT DB 5427 PG 181. 4. [14-302 (A)(4), 14-302 (A)(5), and 14-303 (L)] Please update all easement labels so all easements are labeled as existing. For example, the sewer easement to be vacated was already vacated and recorded in DB 5427 page 181. Architectural features and accessory structures are permitted no closer than 5 feet to any side lot line and 6 feet to any rear lot line. RESPONSE — NOTE UPDATED. NOW NOTE 13. 6. [14-317] Please provide a set of Homeowners Association covenants that specify ownership and maintenance responsibilities for all required private improvements. This includes private street right -of- way, private landscaping easements on residential lots, open space and tot lot ownership/maintenance, etc. A template is attached. Per the approved final site plan, 20' private landscaping easements are required at rear of Lots 16-23. RESPONSE — RECORDED DB 5431 PG 74. Albemarle County Engineering Services (Engineer) RESPONSE — CALLED AND DISCUSSED WITH MR. ANDERSON (2/25/2021). COMMENTS NOTED. PLEASE LET ME KNOW IF FURTHER RESPONSE IS NEEDED. Albemarle County Building Inspections (Inspections) 1. Add the following note to the general notes page: Retaining walls greater than 3 feet in height require a separate building permit. Walls exceeding 4 feet in height require a stamped engineered design also. Walls require inspections as outlined in the USBC. RESPONSE — NEW NOTE 20. 2. Add the following note to the general notes page: ALL water lines, sewer lines, and fire lines from the main to the structure located on private property MUST have a visual inspection performed by the building department. RESPONSE — NEW NOTE 21. 3. Add the following note to the general notes page: Where the flood level rims of plumbing fixtures are below the elevation of the manhole cover of the next upstream manhole in the public sewer, the fixtures shall be protected by a backwater valve installed in the building drain, branch of the building drain or horizontal branch serving such fixtures. Plumbing fixtures having flood level rims above the elevation of the manhole cover of the next upstream manhole in the public sewer shall not discharge through a backwater valve. RESPONSE — NEW NOTE 22. 4. Add the following to the general notes page: All roof drains shall discharge in a manner not to cause a public nuisance and not over sidewalks. Note to developer: Due to required distances from lot lines and structures as required by the NFPA, underground propane tanks may be prohibited. Plan accordingly. RESPONSE — COMMENT NOTED. Albemarle County Department of Fire & Rescue (Fire -Rescue) 1. The road right of way widths indicated on the plat appear appropriate to accommodate emergency vehicle access, which requires 20 ft, unobstructed travelway, however, does not provide adequate width to accommodate on street parking. RESPONSE — ON STREET PARKING IS PROVIDED THROUGH ACCESS & PARKING EASEMENT CREATED WITH DB 5427 PG 181. Albemarle County Service Authority (ACSA) Sheet V4: Provide ACSA easements around service lines from the road to the meter and around the meters for Lots 1-10, 15-24, and 25-32. The 10' water easement on TMP 46134-7A should read "New 10' private water easement". Callout deed book and page number for existing ACSA sewer easement behind Lot 25 and 26. RESPONSE — UPDATED PLAT TO INCLUDED ADDITIONAL EASEMENTS AS RECORDED AT DB 5427 PG 181. UPDATED PLAT WITH "NEW 10' ACSA WATER EASEMENT", SEE SHEET V4.
