Thank you for your comments dated March 6, 2020 on the above referenced project. Below are our detailed responses
to your comments. Should you have any questions during your review and approval of this project, feel free to contact

Planning:
1. The zoning district and the ZMA application numbers are provided on the cover sheet.
2. The application number for Block 8B is provided on sheet 3.
3. The chart on sheet 3 has been updated.
4. The existing landscape features are shown on sheet 4.
5. The greenway areas will be dedicated for public use per the proffers and this has been noted on sheets 15 and
16.
6. All garages are setback at least 3' from the porch.
7. Landscaping is shown within the buffer areas that will be disturbed during construction.
8. A 20' landscape buffer is shown between lots 5-8 and the right of way along Archer Ave.
9. There is a proposed trail through Upland Park that connects to the trail adjacent to Block 11 within the
greenway area that is shown on this plan.
10. Acknowledged.
11.
a. The total tot lot space is proposed to be 9,248 sf which is greater than the 8,000 sf required in the
COD.
b. The 230 sf (approx. 12' x 18') plaza shall be brick pavers.
c. Upland Park is proposed to be 64,043 sf which is greater than the 60,000 sf required in the COD.
d. An open recreation area is shown within the park.
e. Upland Park meets all of the requirements listed in the COD.
f. The open space chart has been updated and meets the requirement.
12. The pedestrian and maintenance access to the proposed recreation facilities has been updated to allow access
without the use of stairs.
13. Acknowledged.
14. A road plan has already been submitted to the county for approval.
15. Group mailboxes are shown on the site plan.
Engineering:
1. Acknowledged.
2. Acknowledged.
3. The correct FEMA 100 year floodplain is shown on the plan.
4. Acknowledged, all proposed retaining walls shall be a maximum of 6'.
5. Limits of disturbance has been updated per the plan layout changes and shall be at least 5' away from
preserved slopes.
6. All buffers have been moved out of private lots.
7. All easements, including forest and open space easements, are shown on the plan.
8. Proposed retaining walls the cross private lots have easements and shall have maintenance agreements.
9. Storm profiles and calculations are provided on the road plan.
10. The "proposed greenway label has been updated on applicable sheets.
11. This plan will be developed in (1) phase or (3) separate phases.
ARB:
1. A separate site plan has been submitted to ARB only showing Block 9.
2. Architectural elevations were submitted with the ARB plan.
3. These colors have been eliminated from the options.
4. The standard mechanical equipment note has been added to the landscaping plan sheets 15 and 16.
5. There is no proposed lighting in this plan.
6. The standard lighting note is not needed.
7. The proposed planting within the buffer areas has a greater variety of trees and shrubs.
8. The standard health plant note has been added to the landscaping plan sheets 15 and 16.
9. Tree protection fencing is shown on sheets 15 and 16.
10. This note has been added to the architectural drawings that were submitted with the ARB plan.
11. Landscaping is shown in all areas of the buffer that will be disturbed.
ACSA:

1. The road name Foxworth has been removed from the plan.
Fire Rescue:
1. Fire hydrants have been revised so that they do not exceed 250'.
2. Building height maximum is 40'.

RWSA:
1. Acknowledged.
VDOT:
1. The projected traffic calculations for all proposed roads in this plan are shown on sheets 1 and 13.
2. Turn lane analysis was submitted with the road plan.
3. Acknowledged.
4. The cul-de-sac on the north end of Koch Court has a proposed radius of 45'.
5. All proposed sidewalks are offset from the curb.
6. All proposed driveways are shown with the CG-91) entrance.
7. The curb radii from Flora Lane to Flora Court is 25'.
8. The proposed waterlines are centered in the drive aisles.
9. The stormwater system is proposed perpendicular to the road.
10. Spot elevations are shown on sheet 9 for adequate drainage on Koch Court.
11. End of roads will be blocked with a type III barricade and signage as shown on the road plan.
12. End of roads will be protected from erosion and have adequate drainage as shown on the WPO plan.
13. There is no proposed landscaping within 30' of the intersections.
14. Landscaping adjacent to the sight distance triangle will be maintained as requested. A note regarding this has
been added to sheets 15 and 16.

16. Pavement design for the proposed subdivision streets is shown on sheet 13.
17. Bike lane striping is shown on street section details on sheet 13 as 6" white lines.
18. Archer Avenue pedestrian crossings are shown as required.
19. Sight distance profiles for all public road intersections and entrances are shown on the road plan.
