Thank you for your comments dated September 4, 2020 the above referenced project. Below are our responses to the comments
from the review of the Special Use Permit application.
Planning
1. The application number has been added to the cover, as requested, along with the minor site plan information as requested.
2. The Highway commercial abbreviation has been corrected on the adjacent properties.
3. The quantities of plants and trees have been checked and corrected on the landscaping plan.
4. The detail of the existing dumpster enclosure has been added to sheet 7, and noted on the plan sheet for the location of the
existing detail on the dumpster enclosure.
5. This comment is acknowledged.
Entrance Corridor Review:
1. The remaining ARB comments have been addressed and submitted directly with the response to the ARB application.
Building Inspection Review:
1. The note on the cover sheet has been updated to reflect the correct and latest building code.
Fire/Rescue Review:
1. A note has been added to Sheet 3 about the requirement of a knox box for the site.
2. The ISO fire flow requirement has been added to the notes on sheet 3.
3. The existing fire flow information has been added to the notes on sheet 3.
VDOT Review:
1. An AM-E has been submitted directly to VDOT for review.
2. As discussed, the entrance geometry has been added to the other side of the existing entrance. This entrance, as discussed,
meets the current standards, and the AM-E is being reviewed for the approval of the spacing from the intersection at Rio Road
and Seminole Trail.
Engineering Comments:
1. The floodplain information (effective date) has been updated, as requested. Also, on sheet 1, a note has been added that no
new storm inlets or pipes are proposed.
2. See below:
A. A note has been added about the preservation of the existing pipe and structure for the new drainage design.
B. The boundary linework has been cleaned up, as requested.
C. The boundary linework has been cleaned up, as requested.
D. The information on sheet 4 about the demolition of the wall has been moved to Sheet 2, as requested.
E. VDOT review/approval of the amendment and the approval of a land use permit for work within the VDOT right of
way gives the contractor and owner authorization to work within the right of way. No offsite easements are needed
on the adjacent properties.
F. The curbing along the SW property line is existing and will remain. There will be no work along this boundary except
for the removal of the existing sheds and re -pouring 8 linear feet of curbing. There will be no impacts to the adjacent
property or the landscaping on the adjacent property. This curbing and the other improvements are existing and will
remain.
3. See below:
A. A detail has been added for the concrete drainage flume on sheets 3 and 4.
B. A sign has been added on sheet 3 for no left turn.
C. The curb and gutter was labeled as CG-6, but a couple more labels have been added to the plan.
D. The CG-2 has been labeled, as requested.
E. Sheet 7 has been referenced for the dumpster pad.
F. The sidewalk widths have been labeled on the plan.
G. All sidewalks are shown as a minimum of 5'.
H. Bumper blocks have been added along Rio road adjacent to the existing retaining wall for protection.
I. Bumper blocks have been added along the existing curbing along the boundary line to protect the existing
landscaping, as requested.
J. 2' exists between the parking lot spaces and the right of way/sidewalks along Rio road and Seminole Trail. In
addition, bumper blocks have been added to the these parking spaces in close proximity to ensure that the bumpers
do not overhang on the sidewalks and/or right of way.
4. The handrail has been added to the cross section on sheet 4.
5. No landscaping irrigation is proposed.
6. A note has been added to sheet 4 to match the existing railing on the retaining wall. This note was also acceptable to ARB.
