The trail easement appears to overlap with where the property boundaries of TMP 56A1-01-30A are shown in GIS. Based on the recorded instruments in DB 5240 page 775 and DB 5264 page 297, this parcel still exists. Please provide documentation that TMP 56A1-01-30A no longer exists. Otherwise, please address the following: a. 114-302 (A)(1)] State the TMP number in the plat title. Rev. 1: Comment addressed. b. Rev. 1: Comment addressed. 8. [14-303 (E)] Please provide all linear, angular, and curvilinear dimensions for the public easements on each lot. Measurements shall conform to the requirements set forth in 18 VAC 10-20- 370(C), a copy of which shall be on file in the department of community development. Curvilinear data shall include radius, central angle, arc length, and tangent distances and may be shown either directly on the corresponding boundary or surveyed line or in table form. [14-303 (1)] Please identify a definite bearing and distance tie between not less than two (2) permanent monuments on the exterior boundary of each property and further tie to existing street intersection where possible and reasonably convenient. [14-303 (L)] Please identify the location and dimensions of each public utility, drainage and sight distance easement outside of a street right-of-way; for each existing easement, include a note stating the deed book and page number. Rev. 1: Comment addressed. 11. [14-426] New Comment First Revision. Please update the draft deed of dedication and easement for the new greenway easement so that it mentions the last revision date for the plat, and include references to TMP 56A1-01-30A where necessary in the deed. Once revised, the deed will be sent to the County Attorney for review and approval.
