X A local traffic impact statement as required by Virginia Code § 15.2-2222.1 and 24 VAC 30-155-40. Comment from Kevin McDermott on TIA: He is correct that 80 units would fall below the 1,000 vpd we typically require a TIA for so I would not require one. If he is not proposing any proffers to address traffic impacts then it might be to their benefit to not do any analysis on corridor traffic impacts. If they are proposing proffers then it may be to their benefit to show any positive change resulting from those. Either way the community will likely bring up the issue and in the absence of an analysis we would reference the existing conditions we know and only be able comment to the Board and PC that we would not expect to see any significant impact to traffic resulting from this proposal. They could take that favorably or may not. If the developer would rather be able to provide specifics to head that question off then they could submit an analysis. Please note: There are additional submittal requirements outlined on the official application for a Zoning Map Amendment.
