Thank you for your comments dated January 20, 2021 on the above referenced project. The following is a summary of how the comments
have been addressed:
Planning Comments:
1. Acknowledged, it is our intent that this submission will address all the remaining comments except for filling in the DB_PG_
information, which will be done once the easements are recorded.
11. The comments have been addressed as follows:

ii. The Swede Street section chart has been revised:
d. Swede Street labels on all sheets now call out variable width public ROW.
iv. These comments have been addressed with the road plans and updated on the site plan.
i. The HOA documents will be submitted for County review shortly by the developer's attorney.
13. The comments have been addressed as follows:

i. The recycled miracle timbers are 12" high horizontal bumpers that will provide an edging for the play surface
material. The opening kits are placed at the fencing gates to allow access. The 42" Ameristar metal fencing
is placed just outside this timber boundary. The fencing is now shown on the rendering and the required
metal fencing is labeled on the site concept plan for clarity.
vii. The overlapping turf hatches (grass hatch and dots) are now included in the legend on sheet 20.

ii. The wall maintenance easement within Lot 43 is now provided and labeled on the plat.
23. Comment is addressed. The document for the preschool was provided with the road plan.
25. The HOA documents will be submitted for review and approval shortly by the developer's attorney prior to final site plan
approval.

28. Comment is addressed with the road plan. RWSA has signed off and the updated landscaping plan with the shift in the street
trees is provided in this final site plan.
29. Street trees:
b. The easements have been provided and labeled on the site plan. The HOA documents will cover the maintenance
requirements of the easement. This comment has been addressed.

31. The applicant acknowledges this requirement and this comment has been addressed. The utility plan is approved and the utilities
are under construction. The WPO is approved and the site is under construction. The Road plan is set to be approved.
32. The applicant acknowledges this comment.
36. This comment is addressed, the final site plan and final road plan are now consistent.
37. The applicant acknowledges this requirement. This will be provided with the final subdivision plat, prior to final site plan
approval.
38. The easement plat by REA addresses this comment.

5. A copy of the recorded Retaining Wall Maintenance Agreement shall be provided as soon as it is recorded.
