• Provide a survey, that includes metes and bounds, for the intended cemetery
area. This will be used to ensure there are no conflicts between activities now
or in the future.

• Show any buffers that may be present on the site, including streams and any
buffers required by the State regarding cemetery lands
• Describe agricultural activities that are intended to continue on these land areas
and burial sites

Subject: Mandatory Preapplication Meeting Comments for Panorama Farm Green
Cemetery 11/9/2020
The following comments are provided as input from the Zoning Division regarding the above
noted mandatory pre -application meeting.
1. Proposal — Special Use Permit (SP) for a cemetery per Section 10.2.2 (32)
a. Required parking for use — None defined in the ordinance. Provide a study or an
analysis of the projected number of spaces. On the concept plan, note the
number provided, delineate the area for the number identified in your
study/analysis and include an area for larger services. Standard perpendicular
parking spaces are 10' wide X 18' deep with a 20travel way to move in and out
of spaces safely. Parallel spaces along the road should be 9'X20'
b. Building setbacks — Standard RA setbacks of 25' front. 25' side, and 35' rear
apply to any proposed structure unless otherwise set as a condition by the Board
of Supervisors
2. Special exception of certain regulations needed?
a. No special exception was identified at this time.
3. Concept Plan.
a. A Concept Plan is needed — Include as much detail as possible, applicable to
the proposed use; more specifically, the metes and bounds for the area to be
considered for the SP, the locations on either side of the existing road where the
burial sites are to be located, the entrance location, any proposed buffer areas
(non -burial site area) between adjacent parcels and the existing public street, the
main parking area, the overflow parking area for services that may attract a large
number of vehicles, potential pavilion/shelter locations.
4. Process —regarding the completeness of the application when submitted to Community
Development
a. Provide a completed application. Make sure all boxes are checked. and you have
provided the information noted on the application by that checkbox.

b. Provide a copy of the SP checklist provided to you with the mandatory
comments, not one filled out only by you.
c. Provide a recorded plat of the property with the Deed Book & Page #.
d. Please note that all real estate taxes, nuisance charges, stormwater
management utility fees, and any other charges that constitute a lien on the
subject property, which are owed to the County of Albemarle, must be paid
before accepting the application for review.
e. The appropriate signature of the owner, the owner's agent, or a contract
purchaser.
