RE: SUB2021-004 Pleasant Green Connector Road- Boundary Line Adjustment
Dear Megan,
We have received the comments for the above referenced project dated February 19, 2021. Below
are responses to the comment letter:
1. The submitted plat includes vacation of existing right of way that was dedicated with a previous plat,
SUB2019-108. a) [14-302(A)] In accordance with §15.2-2271 of the State Code, the deed and plat will need to
be revised to vacate those portions of the right of way. The title should be updated on the plat to state that
it is a vacation plat, and the notes should be revised to state that parcels 1, M, N, and P are right of way
being vacated. The deed should be revised accordingly, see attached markup with comments.
Response: Title has been updated to reflect the ROW vacation and the notes have been
adjusted as well to clarify. I have passed the deed on to the attorneys to update and will
forward it as soon as I receive it.
b) In addition, since the plat is a vacation plat and a boundary line adjustment, the higher of the two fees
should be paid. A vacation plat fee is $258 and a boundary line adjustment is $215, please submit the
balance of $43.
Response: We actually paid the higher amount ($602 difference) on 1-14 because of the
easement that is included. I've attached a copy of the receipt here.
2. [14-302(A)(11)] Provide the deed book and page number for the existing streets.
Response: DB / Pg references added.
3. [14-302(a)(16)] Show the limits of the dam break inundation zone.
Response: Limits of DBIZ added.
4. [14-302(B)(5)] These properties are subject to SP2019-002. Add a notation to include the SP as part of the
zoning information.
Response: Added to zoning notes.
5. [14-303(H)] Provide the location and material of all permanent reference monuments. It appears that
there are monuments indicated, but there is not a key/legend to indicate the type.
Response: Legend updated on V2 to include monuments to be set and added to sheet V3.

Engineering Comments:
1. [Sheet V2] It is engineering's understanding that the proposed SWM facility easement is no longer
necessary in this location. Please clarify and remove if necessary.
Response: That is correct. The SWM facility easement has been removed. A new public
drainage easement has been added per the plan.
