RE: Ivy Proper — FSP Plan Review — Review #1— SDP-2021-00001 - Comment Response Letter
Dear Mr. Moore:
We have reviewed all of your comments from January 21, 2021 and made the necessary
revisions. Please find our responses to the comments below in bold lettering.
1. Please provide turn lane warrants. VDOT Road Design Manual Appendices F-55-Section
3-Turning Lanes. 2018 AADT count is 13,000, quality, = F, actual traffic count may be
higher to date.
Turn Lane Warrants have been provided with this submission.
2. Dimension to entrance centerlines, show additional details for both sides of road in
association with this site. VDOT Road Design Manual Appendices F-26-Minimum Spacing
Standards for Commercial Entrances, Intersections, and Median Crossovers.
The opposite side of the road and adjacent entrances/intersections have been added to the
plan. Please note, we are eliminating one existing entrance with this project in order to
consolidate access for two parcels into one single access.
3. Proposed entrance does not appear to meet commercial entrance designs along
highways with shoulders. See page F-108 in the VDOT road design manual, Appendix F.
Example, the curb radii should be offset from the EP by 12', entrance width should be
30' — 40'.
The proposed entrance has been revised to include 12' offsets in order to meet commercial
entrance designs along highways with shoulders.
4. AM-E should be submitted for review. This site is on a Minor Arterial with Major
Collector intersection.
An AM-E will be submitted directly to VDOT shortly after this Site Plan Resubmission.

5. Please note that the final site plan must show conformance with the VDOT Road Design
Manual Appendices B(1) and F, as well as any other applicable standards, regulations, or
other requirements.
