RE: Response Letter #1 for SDP2020-66 Albemarle Business Campus — Initial Site Plan
Dear Shawn,
Thank you for your review of the initial site plan for Albemarle Business Campus. This letter contains
responses to County comments dated December 18, 2020. Our responses are as follows:
1. The apartment portion of the development exceeds 100 units so a second emergency
entrance/exit is required. If these buildings are to be fully sprinklered in accordance with the
Virginia Construction Code then only one entrance will be required until the number of units
exceeds 200.
RESPONSE: Comment received. This will be addressed with the final site plan for the
multifamily portion.
2. Fire department connections must be shown for all sprinklered buildings. FDC must be
located within 100' of a hydrant. The hydrants must be located in a manner that when in use
do not impact the lane of travel.
RESPONSE: Comment received.
3. A knox box will be required on each building, the location can be coordinated on site with
fire marshal's office staff. A note indicating this requirement on the plans will satisfy this
requirement.
RESPONSE: This note has been included on the cover sheet.
4. Based on the proposed height of the buildings the travel ways must be 26' of clear travel
width.
RESPONSE: Comment received. The interior road through Blocks 2-5 have been widened to
26'.
5. Hydrant spacing should not exceed 500'. Please confirm spacing requirements after
adjustments are made for FDC's.
RESPONSE: Thank you for bringing this to our attention. Hydrant spacing has been revised.
6. Provide ISO needed fire flow for each structure.
RESPONSE: Comment received. This information will be provided once the architect
determines fire flow needs for self -storage.
7. Provide a recent ACSA fire flow test result for the development.

RESPONSE: A fire flow test was provided by ACSA at a fire hydrant at Wahoo Way. Total
estimate flow is 2,467 gpm and AW WA Q20 is 4,644 gpm. This information is provided on
the cover sheet as well.
