"Property")
To Whom it May Concern:
In response to a request for a Letter of Zoning Compliance for the above -referenced Property,
please be advised of the following:
• The Property is zoned Rural Areas, RA, Section 10 of Chapter 18 of the Albemarle
County Code ("Zoning Ordinance"). The Property is subject to the Flood Hazard Overlay
("FH"), Entrance Corridor Overlay, and the Steep Slopes Overlay as described in
Section 30 of the Zoning Ordinance.
• This office has no record of open zoning or building code violations for this Property.
• According to the County assessment records, the dwelling on Parcel 78-33C appears to
have been built in 1992, and the dwelling on Parcel 78-33 appears to have been built in
1979. The County keeps building records for three years and disposes of those records
as permitted by the Commonwealth. A request for Certificates of Occupancy (CO) may
be made of the Records Manager below.
• The area and bulk requirements for setbacks and building height in the RA from 1992
are the same today. With a CO from 1992, it is assumed that the dwelling meets the
RA's height and setback requirements. The survey provided shows that the structures
on the Property comply with the setbacks. The building height appears to comply with
the RA requirements for all structures.
• In the event of a casualty, in whole or in part, the structures located on the Property may
be built in their current form subject to the approval of a building permit and zoning and
building regulations.
• Copies of any relevant records may be obtained via the noted links or by using the
Community Development Department Records Public Access link below. If unable to
find the records, then a request through the department's Records Manager, Paul
Bjornsen, at pbiornsen(a)albemarle.oro may be made. If the request is not based in
Virginia, it will take longer to fulfill.
