HomeMy WebLinkAboutSDP198000053 Correspondence 2021-03-25Whitman, Requardt & Associates, LLP WRA Engineers - Architects Environmental Planners Est. 1915 March 25, 2021 Mr. Christopher Perez Senior Planner Planning Division -Albemarle County Department of Community Development 401 McIntire Road, North Wing Charlottesville, VA22902-4596 Re: LOR#1 to SDP1980-53 — Madison Office Park Pump Station Replacement Project — Resubmittal #2 Dear Mr. Perez: Whitman Requardt and Associates (WRA) is pleased to provide revised plans for Madison Office Park Pump Station Replacement Project to the Albemarle County Department of Community Development for review and comment. The electronic submittal includes this (1) Comment Response Letter and a (2) partial plan set. Since WRA's last submission to Community Development, we would like to notify you of a change to the building roof. The roof type has been changed to a standing seam metal roof. Please refer to the Architectural Plans for revised elevations view and details. Additionally, WRA offers the following summary and responses to the review comments issued on October 20, 2020. To assist in the review of the resubmittal, the comments are summarized below in italic text. ARB Comments: Comment 1: Revise the wall material note on A3 to indicate the embossed brick color. Among the acceptable options are, ".... to match the red brick of the main building on site" or "...to match XYZ (paint manufacturer name) color #abc" (with color swatch provided). Response: WRA added a note to the building elevations saying the brick stain should match the red brick of the main building on the site. Comment 2: A3 was revised to show wall -mounted light fixtures. The corresponding notes indicate that they emit 3, 000 lumens or more. Consequently, they must be full cutoff fixtures. Include the manufacturer's cut sheet on the plan showing that the fixtures are full cutoff fixtures." Response: The fixture is a medium cutoff fixture and the fixture has been updated to select a lumen package closer to 3,000 to provide additional distribution cutoff. The manufacturer's cut sheet has been added to the drawing on E-2. Comment 3: Two Betula Petula trees have been proposed 6-10' from the relocated overhead line. These trees can grow 30-40' high and 15-30' wide and, so, will likely conflict with the new line. Shift the trees further away from the line to avoid the conflict. Remove the note on C3 that delays coordination. Response: The new power pole and overhead power service line have been shown on C-3 based on WRA's communication and service coordination with Dominion. The property owner has requested that the roof of the new pump station be revised to show a standing seam metal roof, with the color to match the existing metal roof on the existing pump station. WRA has modified Sheets A-2, A-3, and A-4 to reflect the requested roof material change. WRA looks forward to receiving the review and approval on this site plan submission.
