The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once
the following comments have been addressed: [Each comment is preceded by the applicable reference, which is
to the Subdivision/Zoning Ordinances unless otherwise specified.]
[14-208.1(D) 14-302(A), 1 18-4.2.21 Please show the location of the drainfields for 2112 Saddle
Hollow Rd to ensure compliance with the building site requirements of Section 18-4.2. Comment not
addressed. Under the County Zoning Ordinance definition of a building site (Section 18- 4.2.2 (a)).
building site must measure a minimum of 30,000 so. ft. and include adequate area for locating two
subsurface drainfields approved by the Virginia Department of Health. The existing dwelling at 2112
Saddle Hollow Rd is currently on TMP 39-12. This Boundary Line Adjustment Plat is moving the
property lines so that 2112 Saddle Hollow Rd is now on "Revised Lot B." Please provide additional
information to verify that the VDH approved drainfields will be located on the same parcel as the
house (Revised Lot B). Comment has not been addressed. Please show the location of the drainfields
or the property at 2112 Saddle Hollow Rd to confirm compliance with the Subdivision and 7.onin¢
Ordinance.
2. [14-302 (A)(15)] Albemarle County GIS identifies two separate TMPs here — TMP 39-12 and 39-12A.
TMP 39-12A is owned by American Towers LLC. Please provide additional information on this; are there
two separate parcels here i.e. condominium?
a. [14-302 (A)(15)] If so, please add a note stating the owner name, TMP numbers, and include a
reference to the instrument that created TMP 39-12A. This comment has been addressed.
3. [14-302(B)(10)] Please show the locations of the stream buffer required by the water protection ordinance,
with the following note: "The stream buffer(s) shown hereon shall be managed in accordance with the
Albemarle County Water Protection Ordinance." This comment has been addressed.
4. [14-302(B)(7)] Please revise Note G. According to Albemarle County GIS Data, these properties are located
in the Lickinghole Creek and Beaver Creek Reservoir Water Supply Watershed. Per applicant response•
staff agrees that the note only needs to state "The land is within an Albemarle Countv and/or CUP of
Charlottesville water suly watershed" Staff had made this comment because the note currently states
that the property is within the South Fork Rivanna Reservoir and the Beaver Creek Reservoir water
supply watershed. However, GIS shows the watershed as Lickinghole Creek and Beaver Creek water
supply watershed. If specific names will be listed, the note needs to be updated so that it includes
Lickinghole Creek which is currently missing. If the applicant wishes to amend the note so that it
iust states "The land is within an Albemarle County and/or City of Charlottesville water supply
watershed," that will suffice and address this comment. This comment has been addressed.
