RE: ARB-2021-135: Rio Hill Redevelopment (TMP: 04500-00-00-094A0)
Dear Applicant,
I have reviewed the plans with revision date of February 22, 2021 submitted for the above referenced project.
The changes made in these plans address the conditions of approval outlined at the ARB meeting held on
February 1, 2021. You may consider this letter your Certificate of Appropriateness.
This approval is specifically conditioned on the following:
1. Execution of the design indicated on the final approved plans, attachments, materials, samples, and other
submittal items presented.
2. Mechanical equipment shall not be visible from the Entrance Corridor.
3. This approval is solely for the TJ Maxx and Sierra tenant spaces. A separate ARB application will need
to be submitted for the renovations to the rest of shopping center.
4. The F6 — Linear Light fixtures at TJ Maxx and Sierra are the only lighting approved with this application.
Additional lighting will need to be reviewed and approved under a separate application.
Please note the following:
1. Any changes in the approved design will require a new application and additional review.
2. Changes made to the site or architectural plans after issuance of a Certificate of Appropriateness can
delay the signing of final site plans and the approval of building permits. It is in the applicant's best
interest to notify ARB staff of such changes and to initiate the review of amendments to ARB-approved
plans to avoid future delays.
3. Certificates of Appropriateness are valid for the same period that the corresponding site plan is valid. If
there is no site plan required for the proposed work, the Certificate of Appropriateness is valid for 3
years. Applicants requesting an extension of the period of validity must do so in writing. The letter must
be received by the Director of Planning prior to the expiration date.
