LOCATION: Undeveloped land generally located in the remaining portions of the Glenbrook
development east of Hill Top St, south of Three Notched Rd and the railroad, west of Claibourne Rd,
and north of a local stream.
PROPOSAL: The applicant is proposing a total of 145 units, in a mix of single-family detached and
single-family attached dwelling units, on 19.94 acres for a proposed density of 7.27 units per acre.
ZONING: R6 Residential - residential (6 units/acre and up to 9 units/acre bonus level) under §18-16 of
the zoning ordinance. Portions of the property are subject to ZMA201600005 and its associated
proffers.
ENTRANCE CORRIDOR: Yes
OVERLAY DISTRICT: Managed Steep Slopes
COMPREHENSIVE PLAN: Neighborhood Density Residential — 3-6 units /acre; supporting uses such as
religious institutions, schools and other small-scale non-residential uses; Urban Density Residential —
6-12 units /acre; supporting uses such as religious institutions, schools, commercial, office and service
uses; and Greenspace — public parks, open space, environmental features in the Crozet Master Plan
Area.
Please be advised that due to the Covid-19 pandemic and efforts to maintain recommended social
distancing, the Site Review Meeting listed on the schedule for May 6, 2021 will not take place. Review
and comment can instead be provided electronically. Please contact the lead reviewer for an online
link through which you can view the plans, comments, and provide feedback. The comments will be
available to view on May 3, 2021. We are also currently developing alternative methods that will
allow virtual interactions in the near future for Site Review and public engagement.
Please note that one purpose of a Site Plan Review is to provide an opportunity for the applicant and
reviewers to discuss review comments. These projects are "by -right", which means that if the
proposed plans meet the minimum requirements of the County's zoning, site plan, or subdivision
ordinances, they must be approved. Recognizing the importance of public comment, we encourage
you to reach out to the lead reviewer to express any concerns or questions you may have regarding
