RE: Response Letter #2 for SDP202000067
Dear Paty,
Please consider the following changes to the final site development plan for the Northside
Material Recovery Facility. The changes are in response to the comments you provided to us on
November 30, 2020.
Comment #8 Streets, easements, and travel ways. Ingress and Egress.
An offsite parking agreement has been recorded and the new Deed Book/Page reference has
been provided on the site plan Sheet C1.
Comment #32 Easements (sight distance, drainage, vacated easements).
Sheet C2 is revised to show the new Deed Book/Page references for the sight easements and
drainage easements. The vacated easements have been removed from the sheet. The notes
provided on sheet C4 and C5 have been changed to reference the Deed Book/Page
references from Sheet C2.
CDD Inspections Comment — Plumbing facilities.
Sheet C4 has been changed to show a work area for the recycling facility and to show a
distance of approximately 460 FT from the most distant location in the work area to the
adjacent bathroom facility at Hall's Body Shop.
CDD Inspections Comment — Asbestos removal.
The requested note regarding demolition of existing buildings, has been provided in the
general notes on the cover sheet.
CDD Engineering Comment — SWMFacility easement.
The updated easement information has been provided on Sheet C2 and easement notes on
Sheets C4 and C5 now refer to Sheet C2 for Deed Book/Page references.
ACSA Comment — FHA Label.

The requested revision to the note is provided on Sheet C4.
Additionally, we have removed the word "opaque" from the description of the security fence at the
northwest corner of the site. The SDP 201800067 Special Exception Requests Conditions of
Approval specify that "the segment of fencing located on TMP 32-67 shall be opaque unless the
planning director finds that a berm or landscaping provides adequate screening." In our opinion,
the currently installed landscaping and berm provide adequate screening and we request that the
requirement for "opaque" fencing be removed.
If you have any questions or concerns about these revisions, please feel free to contact Justin Shimp
