Subject: SUB202100046 Jarman's Gap Development - Road Plans
The County of Albemarle Planning Division will grant or recommend approval of the road plans referenced above
once the following comments have been addressed: [Each comment is preceded by the applicable reference, which
is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [General Comment] Please be aware that staff is not reviewing notes and calculations related to certain
Zoning Ordinance and Subdivision requirements that do not pertain to improvements or land disturbances
unrelated to the actual road construction. For example, the allowable density calculations and building
height notes on Sheet 1 have not been checked. Staff will review and approve those types of
notes/calculations with the actual subdivision plat for this project.
2. [14-302 (A)(3)] Please identify the width of the proposed Tilley Court right-of-way (ROW) on Sheet 3.
3. [General Comment] Once E911 has approved a road name for the proposed street, please update the
Cover Sheet by stating the road names in the title bar.
a. Please update all other sheets with a label by adding the approved road name.
4. [32.7.9.51 Please update Sheet 3 so that the callouts for street trees identify the species of each proposed
tree. See comment #5 below for additional information. Make reference to the notes and landscape
schedule provided on Sheet 6 mentioned in comments #5 and 6 below.
5. [32.7.9.51 Street trees must be a species that is either a large or medium shade tree identifies on the
Albemarle County Recommended Plants List. Please update Sheet 6 so that a Landscape Schedule is
provided that identifies the species, common name, caliper at time of installation, spacing on center, and
quantity of each street tree species proposed.
6. [32.7.91 Please provide a canopy calculation that identifies the individual canopy coverage and total
canopy coverage of each street tree species proposed. Canopy calculations can be found in the Plant
Canopy Calculations list.
7. [32.7.9.9 (a)] Add notes to the landscaping plan that state "All landscaping shall be installed by the first
planting season following the issuance of the first certificate of occupancy within the development, or a
phase thereof"
8. [32.7.9.9 (e)] Add a note to the landscaping plan (sheet 6) that states "street trees planted within the public
street right-of-way shall be maintained in accordance with the requirements of the Virginia Department
of Transportation."
9. [14-434] In order to dedicate the right-of-ways for proposed streets, an ApplicationforA Special Lot must
be submitted, reviewed, approved, and recorded. The final plat for this project will not be approved until
the roads have been built or bonded.
