4/5/211"=100'16STORMWATER MANAGEMENT PLAN PRE-DEVELOPMENT SWM PLAN:SCALE 1"=100'POST-DEVELOPMENT SWM PLAN:SCALE 1"=100'General Construction notes for Stormwater Management Plans1. All dams and constructed fill to be within 95% of maximum dry density and 2% ofoptimum moisture content. All fill material to be approved by a geotechnicalengineer. A geotechnical engineer is to be present during construction of dams.2. Pipe and riser joints are to be watertight within stormwater management facilities.3. For temporary sediment traps or basins which are to be converted to permanentstormwater management facilities; conversion is not to take place until the site isstabilized, and permission has been obtained from the County erosion controlinspector.PRELIMINARY STORMWATER MANAGEMENT NARRATIVE:OVERVIEWTHIS PROJECT IS PART OF THE BROOKHILL DEVELOPMENT, AND STORMWATER TREATMENT IS PROVIDED TOMITIGATE THE IMPACTS FROM THE PROPOSED IMPROVEMENTS. THE STORMWATER MANAGEMENT PLAN WILLCOMPLY WITH PART IIB SWM REQUIREMENTS.WATER QUALITY SUMMARYTHE STORMWATER QUALITY REQUIREMENTS FOR THIS DEVELOPMENT ARE MET THROUGH THREE BESTMANAGEMENT PRACTICES. THE BEST MANAGEMENT PRACTICE OF INSTALLING A CENTRALIZED LEVEL II WETPOND WILL BE IMPLEMENTED. THIS BMP WILL TREAT THE PROPOSED BLOCKS 12 AND 13 RESIDENTIALDEVELOPMENT. DOWNSTREAM FROM THE DEVELOPMENT, THE PLAN PROPOSES THE BEST MANAGEMENTPRACTICE OF PRESERVING OPEN SPACES. A RECORDED EASEMENT WILL BE PROVIDED PROTECTING THESEAREAS PRIOR TO THE ISSUANCE OF A LAND DISTURBANCE PERMIT FOR THIS PROJECT. THE REMAININGWATER QUALITY REQUIREMENTS WILL BE MET WITH THE BEST MANAGEMENT PRACTICE OF PURCHASINGNUTRIENT CREDITS.WATER QUANTITY SUMMARYTHE PROPOSED DEVELOPMENT OUTFALLS IN (1) LOCATION IMMEDIATELY UPLAND OF VARIOUS EXISTINGCHANNELS. WHERE ROAD / INFRASTRUCTURE EXTENSIONS ARE PROPOSED LEADING TO THE NEWRESIDENTIAL DEVELOPMENT, ADEQUATE OUTFALLS ARE PROVIDED WITH SUBAREAS LESS THAN 1% OF THERECEIVING CHANNELS' WATERSHEDS. ADDITIONALLY, WHERE THE BULK OF THE DEVELOPMENT OCCURS, APROPOSED WET POND WILL BE INSTALLED CAPTURING THE VAST MAJORITY OF THE NEW RESIDENTIAL AREA.THIS FACILITY WILL PROVIDE DETENTION TO MITIGATE THE IMPACTS FROM THE MAJORITY OF THEPROPOSED DEVELOPMENT. CHANNEL AND FLOOD PROTECTION REQUIREMENTS SET FORTH IN 9 VAC25-870-66 WILL BE MET WITH THE FINAL VSMP PLAN. PLEASE SEE THE FINAL VSMP PLAN & ASSOCIATEDSTORMWATER MANAGEMENT CALCULATIONS PACKET FOR ADDITIONAL DETAILS.
