Below are our responses to the remaining comments on the road plans. Planning (Chris Perez) 1. This comment is acknowledged. 2. Per approved special use permit, connection to public water is not necessary. The well will continue to be utilized for this site. 3. This note has been added on sheet 4. 4. Parking spaces have been dimensioned, a note has been added on sheet 3 describing the vehicle storage/service parking area. 5. A note has been added to sheet 3 to explain how the vehicle storage/service parking lot is screened from Route 250. 6. See sheet 5 for additional evergreens to screen the parking lot from the existing residential use on site. 7. Adjacent properties to the east and west of the site are also zoned commercial, but additional screening has been added. See sheet 5. 8. As the adjacent property is a commercial use as well, the existing treeline is adequate. 9. The cover sheet has been revised to have the total square footage (existing building +expansion) 10. All proposed drive aisles and parking areas are paved. See sheets 3 and 6. 11. Please see sheet 4 for proposed location of septic system. It has been moved out of the vehicle storage/service parking lot. 12. Curb and gutter has been provided along parking and travelways. See sheet 3. 13. Per discussion with engineer during initial site plan process, a groundwater assessment was determined not to be required. 14. Watershed note on cover sheet has been revised to list both Ivy Creek and Moores Creek. 15. Additional existing topography has been provided. See sheet 2. 16. A note has been added to sheet 4 for contractor to locate and coordinate with engineer regarding the existing waterline. 17. Dumpster pad has been dimensioned on sheet 3. 18. Materials and colors submitted to county on March 01, 2021. 2. Historic photography and information denotes original building color as white -painted brick. Trademark colors reduced in scale while also providing visual intrigue. Windows added to upper level to bring light into upper floors and alleviate monolithic appearance. During the special use permit process it was determined that while a left turn lane is warranted, it is not feasible due to the proximity of the railroad bridge to the site's intersection. 2. An AutoTurn Exhibit is provided separately with this submission. 3. Radii for all curves in the western entrance has been added. See sheet 3. 4. Length of the island is dimensioned. 5. Mill and overlay has been extended to an entire lane width and an additional 2 feet in length on either end of the entrance construction limits. 6. Intersection sight distance has been provided on sheets 3 (plan view) and 8 (profiles). TJ HD (Alan Mazurowski) 1. Parking areas will be asphalt as shown on sheets 3, 4, and 6. 2. Proposed location of septic tank and distribution box shown on sheet 4. ACSA(Richard Nelson) 1. Existing well will be utilized on site.
