Section 20.2 of the current ordinance (adopted December, 1980) provides for recognition of previously established planned communities. (Reference SP-156 approved 5/8/72 and SP-77-70 approved 12/14/77). Article 7 of the ordinance in effect in 1972 when the planned community was approved, provided for hotels and motels by right in B-1, Business District, or designated commercial areas. Fur- ther defined under Article 1.6, "A hotel is a building designed or occupied as more or less temporary abiding place for (14) or more individuals, ....II. Guest rooms have been provided for and used previously to the proposed additional rooms, therefore, establishing the use. Expansion should not extend beyond the existing property bounda- ries and/or the commercially designated area. Therefore, the proposed addition of four (4) new rooms for accom- modation is allowed by right subject to a site plan or waiver. For the Planning Commissioners convenience I have calculated the parking requirements given the applicants proposal and determined adequate parking exists. The applicant has informed us that no engress or egress changes are proposed. AE/ps
