From: Jeff Powell

Subject: SUB202100024 TW 122-17D and 15 - BLA
The County of Albemarle Planning Division will grant or recommend approval of the Plat
referenced above once thefollowing comments have been addressed: [Each comment is
preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless
otherwise specified.]
1. [14303(0)] Signature Panels. Provide a signature block for the County as follows:
"Agentfor the Board ojSupervisors". *Signature Block already previously
exists, upper left corner of sheet 1. *
2. [14-302(B)7] Reservoir watershed. Revise the watershed note to state that a portion of the
property is within theTotier Creek Watershed, which is a water supply watershed, and the
other portion of the property is within the Hardware River Watershed, which is not a water
supply watershed. * Watershed note has been revised as specified. *
3. [Comment] Prior to final plat approval VOF shall review and approve the plat to ensure
the BLA is compatiblewith the conservation easement. *VOF easement is referenced
on the plat under LEGAL/Source of Title. *
4. [14-302(B)10]Stream Buffers.
The 100' stream buffers depicted on
the plat do not match those depicted
on the County's GIS map. Revise the
stream buffers to match those
depicted on the GIS. If you disagree
with this and would like to challenge
the buffer layout please state this in
your comment response letter and
staff will forward theplat to
Engineering to weigh in.
*The previous stream buffers shown on the plat were taken directly from the current
county GIS Data download in February of 2021 and downloaded again today April 7, 2021. Please have
the county GIS department update their downloads to match what is now being shown for stream
buffers on the GIS information system. This is not an isolated case we are finding that this is
happening throughout the county. The "new additional stream buffer now being shown" is
approximated and scaled to the best of our ability and based on the current GIS view. *
Thanks,
Jeff Powell
