ATTACHMENT TO ZONING CLEARANCE APPLICATION

This application is for a zoning clearance for the change of use of the existing private
office building to a public museum. The museum would occupy the first floor of the
building, 8,529 sf, while the second floor, 1,842 sf, would remain in private office use.
Attached is a copy of the current approved site plan showing 25 parking spaces,
including one handicapped space, and one loading space.
It is anticipated that the museum would be open to the public during normal day time
hours for up to seven days per week. It is also anticipated that there would be up to five
employees and staff at the museum when it is open to the public. The museum would
be similar in size to UVA's Kluge Ruhe Aboriginal Art Museum next door which has
been open for over 15 years. They have provided their visitation numbers for the two
years ending June 30, 2018 and June 30, 2019 which are summarized in an attachment
to this application. The numbers for the year ended June 30, 2020 have been severely
affected by the Covid-19 restrictions so I have not included those figures. Assuming
this museum's visitation numbers are similar to theirs, the current 20 parking spaces
available to the public (25 total less 5 for employees/staff) should be more than
adequate for the expected roughly 60 daily in person visitations. We have cooperated
in the past with the Kluge Ruhe Aboriginal Art Museum to provide them with overflow
parking when they have had special events and we are confident that they would do the
same for us under similar circumstances.
The museum will require new signage, but that signage has not yet been designed.
Once it has been designed, the appropriate sign permits will be applied for.
