VA 22902-3200 401 McIntire Road, North Wing Charlottesville, VA 22902-4579 Telephone:434-296-5832 WWW.ALBEMARLE.ORG RE: LZC2021-00013 - Parcel ID 05800-00-00-037GO (2.00 acres), Owner — SEA GROVE LLC 5309 GREENBROOK DR SARASOTA FL, 34238 Albemarle County (the "Property") Mr. Shevlin: In response to a request for a Letter of Zoning Compliance for the above -referenced Property, please be advised of the following: • The Property is currently zoned Light Industry ("LI") as described in Section 26 of Chapter 18 of the Albemarle County Code (the "Zoning Ordinance"). The Property is subject to the Steep Slopes Overlay Districts as described in Section 30 of the Zoning Ordinance. • The uses of the Property are outlined in Section 26 of the Zoning Ordinance. The current use is a permitted use in the LI zoning district. • The Property has been developed per the following site plan; SDP1996-00032 approved on April 16, 1996, and including various amendments with the last amendment being approved in 2002. • To the best of my knowledge, the Property is currently in compliance with all applicable requirements of the Zoning Ordinance. A review of our files found (i) no violations or alleged violations or regulations applicable to the Property, whether pending, contemplated or having already occurred, (ii) no fees due or pending with respect to any matter before the County Zoning Office; and (iii) no pending application for rezoning of the Property, or for a special or conditional use permit or variance in connection with the Property. Further, no proceeding to challenge the zoning or other governmental approval or use of the Property is pending, or, to the best of my knowledge, overtly threatened. The Property is now recognized as one or more separate parcels of land under the subdivision ordinance of Albemarle County, may be conveyed, leased, or mortgaged as one or more separate parcels and currently complies with such subdivision ordinance and other applicable subdivision laws. The Property is not subject to any conditions or special limitations imposed by Albemarle County in connection with any subdivision approval of the Property. • In the event of casualty, the Property may be rebuilt substantially in its current form (i.e. no loss of square footage, same building footprint) subject to the approval of a building permit in compliance with new building codes, zoning or subdivision requirements (such as bulk standard requirements, height, setback requirements, and site plan complaince).
