Subject: SUB202100048 EVERGREEN HOME BUILDERS - FINAL - DIGITAL
The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once
the following comments have been addressed: [Each comment is preceded by the applicable reference, which is
to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-400,18-4.2] See Engineering comments below. Please show the critical slopes on the plat to verify Note
C. It appears Lot C2 may not contain sufficient area for a building site.
2. [14-302(A)(11)] Please include the Deed Book and Page number for the instrument number referenced in
Note 1.
3. [ 14-302(B)(5)] Please update the date of drawing on Sheet 1.
4. [14-302 (A)(4),14-302 (A)(5), and 14-303 (L)] Please show all existing easements and state their recorded
instrument number. For example, there appears to be a missing instrument number on the easement shown
on Lot C 1.
5. [General Comment] Please be aware that the parcels you are preparing to divide are being created by
SUB202100050. SUB202100050 will need to be approved and recorded prior to the approval of this plat.
Please update the instrument referenced in comment 2 above after SUB202100050 gets approved and
recorded.
6. [14-306, 13-317] Creation of new private streets requires recordation of a private street maintenance
agreement. A template of the agreement is attached to this letter. Please complete the template and fill in
specific information as necessary for this subdivision, and provide a copy of the agreement with the next
plat submittal. The maintenance agreement will be forwarded to the County Attorney for review once it is
received.
7. [14-308.1] A Tier II Groundwater Assessment has been initiated for this application. Results of the
assessment will be forwarded to the applicant once it is completed.
8. [14-309 and 14-310] Soils Reports for this property have been sent to the Virginia Department of Health
for review. Additional information may be needed prior to VDH approval.

The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section, has reviewed the above referenced plan as submitted by Roger W. Ray & Assoc., dated
04 February 2021, and find it to be generally acceptable.

A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the Charlottesville Residency Transportation and Land Use
