[ZMA2004-14, SUB2016-41 The preserved slopes depicted on Lot 106, Lot 107, Lot 111, and Lot 112 are not permitted to be disturbed. The preliminary plat did not depict disturbance of these slopes. Provide a note on the final plat that no grading or disturbance is taking place in these preserved slopes and that each lot has a building site outside of these areas. Depict the building site for each of these lots. 2. [14-302(A)4&5, 14-311] Easements. Revise the lot layout so the existing SWM easement is not located on Lot 101. 3. [Comment] Verify with County Engineering that the roof drains for each dwelling built on Lots 84-100 to be routed to the pond located near the intersection of Sunset Dr. and St. Ives Rd. (Pond #4 on WPO200600066). If this is the case provide a note to that effect on the cover sheet of the plat. 4. [Comment] Remove the following note, and merely label and depict the preserved and managed slopes. PRESERVED AND MANAGED STEEP SLOPES PORTION$ OF THE PRESERVED SLOPES WILL BE FIELD SURVEYED TO VERIFY THE LIMITS OF THE 25% SLOPES ALONG THE EDGES OF THE PRESERVED SLOPES. ANY PRESERVED STEEP SLOPE AREAS THAT ARE MODIFIED DURING THE FIELD SURVEY VERIFICATION PROCESS SHALL BE DEVELOPED AS MANAGED STEEP SLOPES PER THE DESIGN STANDARDS MANUAL. 5. [14-317] Instrument evidencing maintenance of certain improvements. With the final plat submit an instrument assuring the perpetual maintenance of the open space areas. County Attorney approval is required prior to final plat approval. 6. [Comment] Prior to final plat approval all SRC reviewers shall approve the plat. All reviewer comments are attached except ACSA. Once ACSA comments are received we will forward them to you. Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code is kept up to date by the County Attorney's office. The Code may found on the County Attorney's website which may be found under "Departments and Services" at Albemarle.org. In accord with the provisions of Section 14-229(B) of Chapter 14 of the Code if the developer fails to submit a revised final plat to address all of the requirements within six (6) months after the date of this letter the application shall be deemed to have been voluntarily withdrawn by the developer. Further development would not impact its hazard classification or spillway capacity requirements. However, for future reference, review of final plats which contain no grading or structure information would be of no benefit from a DCR review standpoint. Justin Deel, P.E. TMP 32G-1 R5. This final plat depicts and labels a state dam break inundation zone in the open space behind the lots. The preliminary plat for this section did not depict nor label the DBIZ. I will say the DBIZ is not located on any of the proposed lots. Do you need to review and comment on this plat? Or because there is no development in the DBIZ do you not need to see it?
