Nichols, Roudabush, Gale & Assoc. on April 14, 2021. The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] [14-302 (A)(4),14-302 (A)(5), and 14-303 (L)] Please show all existing easements and state their recorded instrument number. There are two ACSA Utility callouts that are missing their recorded instrument number. These easements are currently in the process of being recorded. Once these easements are recorded, the deed book and page numbers will be added. 2. [14-302(A)(15)] Albemarle County GIS suggests that the owner of TMP 61-134 is "CAVALIER COUNTRY BANK C/O BB&T PROPERTY TAX COMPLIANCE" whereas the Plat states that the owner is "Trust Bank." Please provide additional information to confirm the owner of TMP 61-134 is Trust Bank as labeled. The county GIS is incorrect. The property identification label has been updated to include additional more title information. 3. [14-302 (13)(1)] Please update the date of last revision. A revision date has been added. 4. [14-302(B)(5)] Albemarle County GIS indicates that there are proffers associated with TMP 61Z-3-12. Please state the applicable ZMA application number for the proffers that apply to the property (ZMA198800007 and ZMA 198000026). Proffer information has been added to the Zoning District information. 5. [14-302(A)(15)] Please add a note stating the name and address of the easement holder for the "New 40' Temporary Construction & Right -Of -Way Easement." See Note #7. The Deed of Easement will be the legal transfer of these rights. Any review comments will be forwarded upon receipt.
