Nichols (dnichols@roudabush.com) From: Kevin McCollum, Planner Division: Planning Date: April 15, 2021 Subject: SUB202100051 SLEEP NUMBER OFF -SITE SANITARY SEWER EASEMENT PLAT - EASEMENT - DIGITAL The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14-302 (A)(4),14-302 (A)(5), and 14-303 (L)] Please show all existing easements and state their recorded instrument number. There are two ACSA Utility callouts that are missing their recorded instrument number. Per Applicant response letter dated 4/14/2021 "these easements are currently in the process of being recorded. Once these easements are recorded the deed book and pace numbers will be added." This comment will be addressed once the recorded instrument numbers are added to the Plat. 2. [14-302(A)(15)] Albemarle County GIS suggests that the owner of TMP 61-134 is "CAVALIER COUNTRY BANK C/O BB&T PROPERTY TAX COMPLIANCE" whereas the Plat states that the owner is "Trust Bank." Please provide additional information to confirm the owner of TMP 61-134 is Trust Bank as labeled. This comment has been addressed. The Owner information correctly reflects County GIS information. 3. [14-302 (B)(1)] Please update the date of last revision. This comment has been addressed. 4. [14-302(B)(5)] Albemarle County GIS indicates that there are proffers associated with TMP 61Z-3-12. Please state the applicable ZMA application number for the proffers that apply to the property (ZMA198800007 and ZMA 198000026). This comment has been addressed. 5. [14-302(A)(15)] Please add a note stating the name and address of the easement holder for the "New 40' Temporary Construction & Right -Of -Way Easement." This comment has been addressed.
