Re: AUTHORIZATION TO SUBMIT LAND USE APPLICATIONS
Victorian Properties II, LLC, a Virginia limited liability company (the "Owner"), is the Owner of
Albemarle County tax map parcel 09000-00-00-035DO (the "Property"). The Owner desires to submit
land use applications affecting the Property, such as, but not limited to, Zoning Map Amendment
Applications, Architectural Review Board applications, Special Exception requests, Site Plan
Applications, and other similar land use applications affecting the Property (collectively, the "Land Use
Applications"). The Owner hereby authorizes the following individuals and entities to submit Land Use
Applications on behalf of the Owner in connection with the Property: Justin M. Shimp, Kelsey Schlein,
and Rachel Moon of Shimp Engineering, P.C. This authorization includes the authority to take any other
steps, and submit any other documentation to Albemarle County necessary to effectuate the Land Use
Applications on behalf of the Owner.

THIS DEED, made this 18th day of February, 1960, by and between
RILEY RIPLEY and LAURA RIPLEY, his wife, parties of the first part, and
BAILEY S. MONEYMAKER, party of the second part,
W I T N E S S E T H:

That for and in consideration of the sum of $10.00 and other
valuable consideration, the receipt whereof is hereby acknowledged, the said
parties of the first part do hereby GRANT, BARGAIN, SELL and CONVEY, with
GENERAL WARRANTY OF TITLE, unto the said Bailey S. Moneymaker, all that cer-
tain lot or parcel of land rectangular in shape, situated in the County of
Albemarle, Virginia, about 22 miles south of Charlottesville, and being the
rear portion of a tract of 22 acres, more or less, which was conveyed to the
said Riley Ripley by Henry B. Goodloe and others by deed dated March 28, 1956,
and of record in the Clerk's Office of the Circuit Court of Albemarle County,
Va., in D. B. 3243 p. 420.
The property hereby conveyed has a depth on its northeastern side of
578 feet, a depth on its southwestern side of 536 feet and a rear width of

98 feet.
The parties of the first part further convey to the party of the

second part as appurtenant to the property hereby conveyed a right_of way for
I
ingress and egress over a strip of land 12 feet in width running along the
northeastern boundary of the property of the parties of the first part from
the parcel hereby conveyed to the Old Scottsville Road, which said right of
way shall be maintained jointly by the users thereof and any damage other
than ordinary wear and tear shall be repaired at the expense of the parties

WHEREAS, by deed dated May 9, 1937 of record in the
Clerk's Office of the Circuit Court of Albemarle County in D. B.
235, p. 571, J. A. Flick conveyed to C. J. Flick a tract of land
being a portion of Lot 7 shown on a plat in D. B. 219, p. 261
and described by metes and bounds in said deed, and
WHEREAS, C. J. Flick, now divorced, undertook to make
certain off -conveyances of portions of said property, and in one
of these off -conveyances, to -wit: a tract of 2-1/2 acres conveyed
in a deed of trust from C. J. Flick and wife to E. V. Walker, et
al, Trustees, dated May 30, 1951, D. B. 295, p.' 352. He conveyed
said 2-1/2 acre tract by an incorrect metes and bounds descriptio I
which described said tract as being the southwestern corner of
Lot 71 which had already been conveyed off to Fanny M. Branham,
D. B. 284, p. 552.
WHEREAS, it was intended to convey said 2-1/2 acre

tract from the most northeastern portion of Lot 7 originally pur-
chased by Carl J. Flick, and it is intended by this deed of cor-
rection hereafter set forth to correct this error.
NOW THEREFORE, in consideration of the aforesaid, THIS`

DEED OF CORRECTION MADE THIS 15th day of July, 1969, by and between
CARL J. FLICK, divorced, hereinafter referred to as the Grantor,

and RILEY RIPLEY and JULIA X."KNIGHT/ hereinafter referred to as
the Grantees,

That for and in consideration of the premises set
forth above, the said Carl J. Flick does hereby GRANT, BARGAIN,
SELL and CONVEY with GENERAL WARRANTY OF TITLE unto the Grantees
all that certain tract or parcel of land with improvements thereon
lying in Albemarle County, Virginia, about 2-1/2 miles north of I Ir
Charlottesville on the Old Scottsville Road, containing by estimation
2-1/2 acres, more or less, being the northeastern portion of that

part of Lot #71 shown on plat in D. B. 219, p. 261, which was sol
to C. J. Flick by J. A. Flick, D. B. 235, p. 571, and more particu-
larly described as follows:

Beginning at a point in the center of the old Scotts -
ville Road approximately 378.5 feet north of the southwest corner
of said Lot 07, thence S57-1/40E approximately 985 feet to the
southeastern boundary of said Lot #7, thence with the southeaster
boundary of Lot #7 N390E approximately.98.5 feet to an iron thenc
1450-3/49W 1005 feet to the center of the Old Scottsville Road
opposite an iron thence in a southwesterly direction with the
center of said road approximately 127 feet to the beginning.
The original conveyance to E. V. Walker and E. H.
Copenhaver, Trustees, was sold pursuant to said deed of trust,
see settlement in Fiduciary Book 371 p. 67 and thereafter sub-
sequently passed by deeds/to Henry B. Goodloe and Henry B. Gordon
D. B. 304, p. 416, to Riley Ripley, D. B. 324, p. 420 who further
subdivided the land, Julia Knight receiving a portion thereof in

D. B. 3-31 p. 553 consisting of .25 acres, more or less, and
Bailey S. Moneymaker receiving 1.25 acres, more or less, in D. B;
3591 p. 474, and Riley Ripley still owning one acre.
It is the intention of this deed to cure the incorrec'
description carried in the aforesaid deed to Ripley.
