CERTAIN DEED DULY RECORDED IN THE CLERK'S OFFICE OF THE CIRCUIT COURT OF THE COUNTY OF ALBEMARLE,

1. THE PURPOSE OF THESE PLANS IS TO SHOW THE SITE IMPROVEMENT MODIFICATIONS REQUIRED FOR THE
CONSTRUCTION OF A 227 UNIT, RESIDENTIAL APARTMENT BUILDING AND 2,073 SQ.FT. COMMERCIAL SPACE ON
BLOCK D-1 OF STONEFIELD.
2. THE RESIDENTIAL APARTMENT BUILDING WILL CONSIST OF 21 STUDIO, 133 1-BEDROOM, 63 2-BEDROOM, AND
10 3-BEDROOM UNITS.
4. ALL AIR HANDLER EMISSIONS SHALL BE DIRECTED AWAY FROM ANY ADJACENT RESIDENTIAL USES.
5. PARKING GARAGE SHALL BE DESIGNED SO THAT NO LIGHT IS PROJECTING OUTSIDE THE STRUCTURE.
6. EACH OUTDOOR LUMINAIRE EQUIPPED WITH A LAMP THAT EMITS 3,000 OR MORE INITIAL LUMENS SHALL BE A
FULL CUTOFF LUMINAIRE AND SHALL BE ARRANGED OR SHIELDED TO REFLECT LIGHT AWAY FROM ADJOINING
RESIDENTIAL DISTRICTS AND AWAY FROM ADJACENT ROADS. THE SPILLOVER OF LIGHTING FROM LUMINAIRES
ONTO PUBLIC ROADS AND PROPERTY IN RESIDENTIAL OR RURAL AREAS ZONING DISTRICTS SHALL NOT EXCEED
ONE HALF FOOTCANDLE.
7. REFER TO "STONEFIELD TOWN CENTER FINAL SITE PLAN AMENDMENT" AND "STONEFIELD BUILDING C1-IV FINAL
SITE PLAN AMENDMENT" FOR ADDITIONAL INFORMATION INCLUDING BUT NOT LIMITED TO GENERAL NOTES AND
DETAILS, STORM DRAINAGE AREA MAPS AND CALCULATIONS, AND LANDSCAPING DETAILS AND CALCULATIONS.
8. STORMWATER MANAGEMENT FOR THE AREA ENCOMPASSED WITH THIS PLAN ARE PROVIDED WITH WPO
2010-00023, WPO 2013-69, SDP 2011-00047, WPO 201 1-00055, AND WPO 2011-00036. THIS PLAN IS
IN CONFORMANCE WITH THOSE REQUIREMENTS FOR QUANTITY AND QUALITY CONTROLS AS WELL AS MS-19.
9. PARKING COUNTS HAVE BEEN UPDATED TO REFLECT THESE IMPROVEMENTS.
10. PUBLIC WATER & SEWER IS PROVIDED TO THIS SITE THROUGH THE ALBEMARLE COUNTY SERVICE AUTHORITY
(ACSA).
11. A PARKING REDUCTION REQUEST HAS BEEN SUBMITTED TO ALBEMARLE COUNTY FOR THE IMPROVEMENTS
ASSOCIATED WITH THIS SITE. THE PARKING CALCULATIONS PROVIDED ARE BASED ON THIS REQUEST.
12. PARKING CALCULATIONS REFLECT THE STONEFIELD TOWN CENTER BLOCKS A-D AS CURRENTLY DEVELOPED
AND DO NOT INCLUDE BUILDINGS SHOWN ON THE APPROVED STONEFIELD TOWN CENTER FINAL SITE PLAN
AMENDMENT THAT WERE NOT CONSTRUCTED.
13. THE SIDEWALK MAINTENANCE AND INGRESS/EGRESS EASEMENTS FOR DISTRICT AVE. WILL BE REVISED BY PLAT
