THIS DEED made this 26th day of October, 1990, by and between
FOREST LAKES ASSOCIATES, a Virginia general partnership, Grantor,
of the first part, and JA-2AN LIMITED PARTNERSHIP, a Virginia
Limited Partnership, Grantee, of the second part, whose address is:

That for and in consideration of the sum of TEN AND N01100
DOLLARS ($10.00) and other good and valuable consideration, receipt
of which is hereby acknowledged, the Grantor hereby GRANTS,
BARGAINS, SELLS and CONVEYS with GENERAL WARRANTY and ENGLISH
COVENANTS OF TITLE unto the Grantee, all those certain lots or
parcels of land located in Albemarle County, Virginia fronting on
Worth Crossing, being Tract III and Tract IV as shown on Sheet 2
of plat of Roudabush, Gale L Associates, Inc., dated April 19,
1985, last revised October 10, 1990 of record in the Clerk's Office
of the Circuit court of Albemarle county in need Book 1126,
beginning at Page 181, being a portion of the property conveyed to
Grantor by deed of Frank A. Kessler recorded in the aforesaid
Clerk's Office in Deed Book 1041, page 549 and by deed of Tiger
Fuel Company recorded in the aforesaid Clerk's Office in Deed Book
1064, page 533.
There is further conveyed as an appurtenance to the property
a perpetual non-exclusive easement to use in conjunction with other
properties the storm sewer easement and storm water detention areas
as shown on a plat of Roudabush, Gale & Assoc., Inc., dated April
26, 1989, revised July 14, 19s9, of record in the Clerk's Office
of the Circuit Court of Albemarle in Deed Book 1071, page 561 and
on a plat of the aforesaid surveyor dated August 28, 1989, of
record in Deed Book 1071, page 562; there is further conveyed as
an appurtenance to the property a perpetual non-exclusive easement
to use and connect to the store and sanitary sewer easement as
shown on plat of Roudabosh, Gale i ASSOC., Inc., dated April

by and between FOREST LAKES ASSOCIATES, a Virginia general
partnership, Grantor, of the first part, and JA-ZAN LIMITED
PARTNERSHIP, a Virginia Limited Partnership, Grantee, of the second
part, whose address is: P.O. Box 4035, Charlottesville VA 22906(
N I T N E S S E T )_i :
Whereas, by deed dated October 26, 1990 of record in the
Clerk's Office of the Circuit Court of Albemarle in Deed Book
11 , page 342 , Forest Lakes Associates conveyed certain real
estate in Albemarle County, Virginia to Ja-Zan Limited Partnership,
and
Whereas certain easements to be conveyed and reserved were
omitted from the deed, now therefore this deed of correction which
is exempt from recordation taxes pursuant to 5 58.1-810(2) of the
Code of Virginia.
That for and in consideration of the sum of TEN AND NO/100
DOLLARS ($10.00) and other good and valuable consideration, receipt
of which is hereby acknowledged, the Grantor hereby GRANTS,
BARGAINS, SELLS and CONVEYS with GENERAL WARRANTY and ENGLISH
COVENANTS OF TITLE unto the Grantee, all those certain lots or
parcels of land located in Albemarle County, Virginia fronting on
Worth Crossing, being Tract III and Tract IV as shown on Sheet 2
of plat of Roudabush, Gale & Associates, Ina., dated April 19,
1985, last revised October 10, 1990 of record in the Clerk's Office

Grantor by deed of Frank A. Kessler recorded in the aforesaid
Clerk's office in Deed Book 1041, page 549 and by deed of Tiger.
Fuel Company recorded in the aforesaid Clerk's office in need Book
1064, page 533.
Easements of ingress and egress were established in a deed
dated June 9, 1989 of record in the aforesaid Clerk's Office in
Deed Book 1064, page 533 between Tiger Fuel company and Forest
Lakes Associates. Forest Lakes Associates hereby conveys as an
appurtenance to the property herein conveyed a perpetual
unexclusive right of access over the "20' Access Esmt" lying on the
northeast boundary of out Parcel No. 3 as shown on the aforesaid
plat of Roudabush, Gale & Associates, Inc. recorded in Deed Book
1126, beginning at page 181 and a perpetual unexclusive right to
use the 1120' Access Esmt" over Tiger Fuel Company's Parcel `A'
lying on the northeast edge of that property as shown on the
aforesaid plat. Forest Lakes Associates reserves As An
appurtenance to Out Parcel No. 1, 2, and 3 as shown on the
aforesaid plat the unexclusive right to use the 1020' Access Esmt"
over out Parcel No. 3, the 1120' Assess Esmt" over Tiger Fuel
Company's Parcel `A' and the 0130' Access Esmt" crossing Tract III
all as shown on the aforesaid plat.
There is further conveyed as an appurtenance to the property
conveyed Grantee a perpetual non-exclusive easement to use in
conjunction with other properties the storm sewer easement and
storm water detention areas as shown on a plat of Roudabush, Gale
& Assoc., Inc., dated April 26, 1989, revised July 14, 1989, of

There is shown on Tract IV an area termed "Reserved"
containing 0.213 acres. The Grantor reserves unto itself any
future compensation from condemnation or deed in lieu of
condemnation as to the 0.213 acres. Any damage, if any, to the
residue of Tract IV shall belong to the Grantee or its successors
in title.
This conveyance is made subject to restrictions, covenants and
