The applicant submitted a request to modify the minimum number of parking spaces required by Section 4.12.6. Required parking standard for restaurants: Restaurant: 13 spaces per 1,000 square feet of gross floor area including areas for accessory dancing. Based on the size of the restaurant (1,150 sq. ft.), they are required to have 14.9 (15) parking spaces. They are requesting to reduce this to 12 spaces, or a 20% reduction. The applicant provided the attached written request letter which contains the information required by Section 4.12.4 (c)(1) that is needed to evaluate such a request. I have also attached a copy of the final site plan for reference purposes. Please let me know if you can review this request, or if I should send it to someone else in Zoning. The proposed redevelopment on this property is 1,203 SF of a drive through coffee shop. Per Albemarle County Code Section 4.12.6, a total of 15 parking spaces are required. The proposed drive through coffee shop has no interior dining. Rather, it has an 11-car drive through queue, a walk up ordering window, and limited outdoor seats available. The longer drive through queue and lack of indoor seating will result in less parking necessary. As such the parking that is provided will mostly support employees, while extra parking to support those picking up to -go orders will also be provided. With this in mind, we are requesting the required parking to be reduced from 15 to 12 parking spaces, or by 20%. We appreciate your considerations for the proposed exception request.
