The plat will be approved by the Agent with the following revisions: (The full text of the ordinance along with a section reference is provided at the end of this memorandum.) 1. Owners notarized signature. 2. Note the owners name and address on the plat. Our records indicate the owners name and address is: Michelle R Dudley, 2120 Dudley Mountain Road, North Garden, VA 22959 3. Add the following note: "The residue of Tax Map 89 Parcel 23A contains a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance." 4. Add the following note: "This property is zoned RA, Rural Areas." 5. Add the following note: "This property is not located within a water supply watershed or an agricultural -forestal district." 6. Graphically show the setbacks or add the following note: "Front setback from existing public roads: 75 feet. Front setback from internal private street: 25 feet. Side setback: 25 feet. Rear setback 35 feet." 7. Add a note indicating the acreage of the residue. According to the plat recorded in DBP 2162/541 the current acreage is 8.8o8 acres. The resulting acreage would appear to be 8.207 acres. Ordinance language is provided for reference below: Sec. 14-202.1 Owners notarized signature Sec. > 4-3o2A 15. Identification of all owners and certain interest holders. The names and addresses of each owner of record and holders of any easements affecting the property. Sec. 14-302A 9. Building sites on proposed lots. The location, area and dimensions of a building site on each proposed lot complying with the requirements of section 18-4.2. The plat shall also contain the following note: "Parcel [letter or number] and the residue of Tax Map/Parcel [numbers] each contain a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance." Sec.14-3o2B 5. Zoning classification. The zoning classification of the property, including all applicable zoning overlay districts, proffers, special use permits and variances. Sec. 14-302B 7. Reservoir watershed; agricultural -forestal district. A notation as to whether the land is within an Albemarle County and/or City of Charlottesville water supply watershed or an agricultural - forestal district.
