The application has been denied for the following reasons: Engineering Comments (Frank Pohl): 1. Reference the approved and active WPO plan on the cover sheet (W P0200600092). 2. Indicate Amendment 1" on the cover sheet. 3. Provide a detail or note to ensure the gravel -to -asphalt transition is level. 4. Show inlet protection in front of the existing 18" culvert routed under Edge Valley Road. A headwall may be required if the required shoulder cannot be provided. 5. Provide stationing (range) and ROW for Details 1 and 2 on Sheet C2.2. 6. Data in Tables 3 and 4, Sheet R-2 of the approved plans include references related to Winsome Orchard Lane. Please include updated tables from the original plan set that include references to Winsome Orchard Lane. 7. Show and label sight distance triangles at Edge Valley Road. 8. Profiles on Sheet C2.1 do not appear to be "smooth". Please confirm and show proposed grades/vertical curves as needed. Planning Comments (Charles Rapp): Refer to attached letter. County GIS (Elise Kiewra): No objections per site plan dated 3/5/21. Fire Rescue (Howard Lagomarsino): After discussing this review with County Engineer and in light of previous reviews, agreements and approvals, no objections. Line and Grade 1130St. NE Charlottesville, VA 22902 RE: SUB200600417 — Bundoran Farm Private Road Slope Exception Request — Winsome Orchard Lane Dear Mr. Hyer, 401 McIntire Road, North Wing Charlottesville, VA 22902-4579 Telephone:434-296-5832 WWW.ALBEMARLE.ORG This letter is in response to your request to grant an exception for the private road slope standard on a portion of Winsome Orchard Lane in the Bundoran Farm subdivision. Section 14- 412(A)(2)(a) states that the grade of the street shall not exceed sixteen percent calculated over fifty feet. Upon further evaluation, the private road slope exception request meets the criteria available under the Subdivision Ordinance, section 14-412(E)(1). The 370 linear feet of Winsome Orchard Lane that was constructed in excess of 16%, with a maximum grade of 16.8%, will not impact the ability for public safety vehicles to access each lot nor will it impact the road's functionality due to the low volume and speed of expected traffic. If further information is desired, please contact Doug McAvoy Jr. at (540) 718-6113. A VDOT Land Use Permit will be required prior to any work within the right-of-way.
