Below are our responses to the remaining comments on the road plans. Engineering: 1. Public drainage easements have been shown and labeled on the grading and drainage plan (Sheet 5) for pipes 4C, SC, 12A, and 12E. 2. Road plan grading has been revised to show the overland relief for the cul-de-sac inlets, as shown on the WPO amendment. 3. Trees have been shifted off the storm pipes in the locations where they could be moved, and the street trees have been updated on the landscaping plan and shifted away from the storm pipes and inlets. Where trees would be on top of the storm pipes, trees have been deleted, as accepted by the Planning Director Planning (Mariah Gleason): 1. The cover sheet has been revised to note the project ID. 2. The recording instruments have been updated with the recordation of Phase 2A plat. 3. Proposed zoning note on the cover sheet has been revised to state that the subject area contains areas within the "Preserved Steep Slopes Overlay District". 4. Open space calculation has been revised using the land area noted in the rezoning (37.93 acres). 5. Proffer statement on Sheet 1A has been replaced with the approved proffer statement dated February 6, 2017. 6. a. The note referring to the Greenway Open Space Area on TMP 56-5762 has been revised to state "to be dedicated." b. DB and PG have been listed for the Variable Width Greenway Easement along the south and eastern property boundary of TMP 56K-A2. c. Greenway Easement created with DB 5075 PG 687 has been shown and labeled on Sheet 2. d. Variable width public drainage easement has been labeled on Sheet 2. e. Additional labeling has been added to Sheet 2 to delineate the Greenway Easement established with DB 5075 PG 664. 7. a. 19 parking areas have been shown on the layout plan (Sheet 3.) b. The proposed on -street parking is informal and will not have paint striping. "No parking' signs will be used to delineate the proposed parking areas. Additional signs and notes have been added to the layout plan (Sheet 3) per VDOT comments. 8. a. Per the Planning Director, street trees cannot be planted on top of storm sewer pipes. Street trees have been moved off the storm sewer pipes or removed if the storm sewer pipe runs through the center of the planting strip. b. Landscaping notes and calculations have been revised to match the plan. c. "Dunwood Drive' spelling has been corrected in the road landscaping call outs. d. Existing treeline linework has been removed from the portions of the site that will be cleared. e. Limits of proposed tree clearing have been shown and labeled on the landscaping plan. 9. Comment acknowledged. VDOT: 1. Sight lines have been revised to be located a minimum of 14.5' from the edge of the travel lane. 2. Sight line easements have been shown and labeled on Lots 165, 166, and 167. 3. Turn lane along Eastern Avenue was approved and installed perthe Eastern Avenue/Connector Road plans. 4. Distance to nearest intersection has been labeled on the layout plan (Sheet 3). 5. Proposed entrance radii have been shown on the layout plan (Sheet 3) for the entrance onto Eastern Avenue. 6. Mill and overlay has been shown and labeled on the layout plan (Sheet 3) for the extensions/continuation of Dunwood Drive and Claibourne Road. 7. "No parking' signs have been shown within 20' of the proposed intersections on the layout plan (Sheet 3). S. 40' buffer provided between cul-de-sac and on -street parking along Durwood Drive. 9. Car shown after the "No parking' sign on Durwood Drive has been removed. 10. "No parking' sign added to Claibourne Road prior to the intersection with Arboleda Drive. 11. Comment acknowledged. 12. Cross -drains have been shown and labeled on the grading and drainage plan (Sheet 5). 13. Maintenance of traffic plan has been added to the road plan set (Sheet 17). 14. Note #4 has been added to the layout plan (Sheet 3) in reference to the Traffic Maintenance Plan. 15. Comment acknowledged.
