Thank you for your comments dated April 9, 2021 on the above referenced project. Below are our responses to the remaining
comments on the site plan.
Planning (Cameron Laneille):
1. Comment addressed.
2. Comment addressed.
3. The Block Area Summary table on Sheet 3 has been updated with data for Blocks 1A, 16, 17, and 18.
4. Comment addressed.
5. Comment acknowledged.
6. The buildings have been updated so that the garage is 3' behind the porch per "Scenario 5" of the from page 30 of the Brookhill
Code of Development. A detail has been added to the layout plan on Sheet 5 to detail the 3' setback between the proposed
garage and porch.
7. Comment addressed.
S. Comment addressed.
9. Regarding trails:
a. Trails have been shown and labeled within the proposed greenway area per the Brookhill Code of Development. Trail
details have been added to Sheet 13 - Notes & Details.
b. Trail locations have been shown on all sheets of the site plan where the greenway is visible.
c. A trail is proposed to connect the Upland Park to the trails within the proposed greenway areas of Blocks 9 and 10.

11. Regarding Upland Park:
a. Comment addressed.
b. A construction detail for the proposed brick pavers has been added to the Sheet 13 - Notes & Details.
c. The boundary of the Upland Park has been labeled and hatched on Sheet 8- Layout & Utility Plan. The park meets
the minimum 60,000 sq. ft. minimum; the park area is 64,043 sq. ft.
d. Comment addressed.

f. The open space calculations have been updated on the cover sheet and Block Area Summary table on Sheet 3.
12. An ADA ramp has been provided and labeled by the parking area in Block 11 to allow access from the handicap parking space to
the sidewalk.
13. This note has been added to Sheet 1 and Sheet 8 as requested.

15. The mailbox kiosk has been shown and labeled on the site plan adjacent to Flora Court in Block 10.

17. A note has been added to Sheet 1 under "Recreation" stating that the Upland Park and other open space areas shall be
maintained by the HOA.
18. Sheet 3 has been updated to provide the project codes and approval dates for other blocks within the Brookhill development.
19. The Block Area Summary table on Sheet 3 has been updated to include the acreages forBlocks 9-11.
20. There are 32 total on street parking spaces provided and the note on Sheet 1 has been updated to show the correct number.
21. A note about the maximum building footprint has been added to Sheet 1.

23. No lighting is proposed within Blocks 9-11. The note on Sheet 5 in reference to lighting has been removed.
24. The landscaping proposed within the Route 29 buffer area has been added to the plant schedule table.
25. Calculations for required landscaping within the parking area of the Upland Park has been added to the landscaping sheet.
26. Additional screening trees have been added by the parking area for Upland Park to screen the parking spaces from the
greenway area.
27. Healthy screening note has been added to the landscaping plan sheets 15 & 16.
28. Comment acknowledged. Documentation will be provided to Albemarle County requiring that all landscaping proposed within
open space areas will be maintained by the HOA.
Engineering (Emily Cox):
1. Comment Acknowledged.
2. Phasing note has been revised on the cover sheet to specify one phase. The interconnectivity of the storm drainage
system and sanitary sewer system between the blocks will require overall site grading and utility construction to occur
simultaneously between Blocks 9-11.
3. The topography and field verification information have been updated on the cover sheet.
4. The deed book and page numbers for all existing easements have been added to Sheet 4— Existing Conditions.
S. Slopes steeper than 3:1 have been hatched and labeled on the grading and drainage plan, Sheets 9-12. Buffer plantings
have been selected per landscape architect recommendation. Notes have been added to the landscaping plan, Sheets 15-
16, stating "All landscaping and screening shall be maintained in a healthy condition by the current owner or property
owners association and replaced when necessary."
6. The proposed forest and open space easements have been shown and labeled on the site plan.
7. Trees directly over storm pipes have been moved at least 5 ft from pipes.
CDD Inspections (Betty Slough):
1. The note about retaining walls has been added to the general construction notes on the notes and details sheet 13.
2. The note about utility lines has been added to the general construction notes on the notes and details sheet 13.
3. The note about plumbing fixtures has been added to the general construction notes on the notes and details sheet 13.
4. The note about roof drains has been added to the general construction notes on the notes and details sheet 13.
