The property is an existing service station which fronts Ivy Road and an existing single family home in the northwest corner of the property. The parcel is located west of Little Ivy Creek. The parcel is mainly paved with asphalt and concrete and a gravel parking lot behind the service station. A floodplain is present on a portion of the parcel, as shown in the attached mapping. The floodplain extends up from Little Ivy Creek into the property. As it is shown currently, the FEMA Zone AE extends well into the southeast corner of the property including a portion of the existing service station building. The mapping of the floodplain corridor along this portion of Little Ivy Creek was done a long time ago, using the best data available at that time for the contours and elevations along this corridor. Recently, the property has been surveyed and a new aerial topographic map was created for the property. This new mapping illustrates the steep slopes along the stream corridor that the original FEMA mapping did not show. The new mapping and updated topography changes the amount of the property located within the 100 year floodplain. FEMA Map Amendment: The second part of this analysis includes a Map revision of the existing floodplain on the property. With the updated surveyed topography of the site, the existing floodplain elevation can be mapped more accurately long these stream corridors. The existing base flood elevation of 513.00 is shown on the attached plan along with the original FEMA 100 year mapping floodplain. The difference in the location of the floodplain on these parcels can be seen on the attached exhibit. The steep slopes along the stream corridors redefines the location of the FEMA floodplain along these parcels. Summary: This request is for a LOMA for the Ivy Exxon project. There is no proposed land disturbance proposed within the floodplain with this project. Therefore, there will be no fill or cut proposed within the floodplain of this project. The attached mapping will be used to reflect the updated limits of the existing floodplain on the property with the current topography of the site.
