Dustin,
There are several considerations. Once the final subdivision plat is approved (submitted 1/14/21, reviews pending, comments
due 2/5/21), subdivision ordinance requires a platted private street (or access) easement, or public road access to lots within a
subdivision. An approved final plat dictates access. Albemarle will not place a property owner in position of limited access to
a purchased lot. As I understand it, the site is graded, but no roadway grading is performed, and no road plan bond has been
posted. Lot owners on Landon Lane have access to parking fronting units via Lois Lane, which, by final plat, will extend
private access for Timberwood Square development along Lois Lane to public right of way at Timberwood Blvd. No harm
asking, but removing bollards to create a path for owners through a commercial parking lot without access easement along an
alignment without design geometry across striped pavement between two parking spaces is out of the question (blue circle,
below).
Engineering recommends:
1. Concentrate on final plat approval, which is only in initial submittal /review cycle. Comments may require final plat
revision.
2. Consider a development sequence that ensures (platted easement) access to any lot in Timberwood Square, prior to sale
of lot.

Ryan Homes are going to build Lots 11-14 first and are wondering if when they apply for their CO's will they be
able to use Landon Lane as an access until Lois Lane can be built. There are three bollards that will block Landon Lane
from the commercial parking area in the final build out but can they use Landon Lane until we reach Phase 3 of the
VSMP plan and are able to build Lois Lane? See attached pdfs for clarity.
