[14-3011 It appears this application was a physical submission. Digital re -submissions will be accepted, but prior to final approval a final copy printed to scale will be required. This submission was not correctly printed to scale, however, we were able to review the pdf version. This comment has been addressed by a di¢ital resubmission. A scaled nhvsical cony will be required prior to final plat approval. 2. [14-309, 14-310 & 14-4001 Under the County Zoning Ordinance definition of a building site (Section 18- 4.2.2 (a)), building site must measure a minimum of 30,000 sq. ft. and include adequate area for locating two subsurface drainfields approved by the Virginia Department of Health. The plat shows a drainfield associated with the dwelling on TMP 115-40B, but the dwelling will now be located on TMP 115-41E. Staff has forwarded the plat to VDH for review to gather information on where the existing drainfields are located. However, additional information will likely be needed to be submitted to verify that the VDH approved drainfields will be located on the same parcel as the house (revised TMP 11500- 00-00-041E0). a. [14-309] If not, the applicant must submit soils evaluation reports to staff that will then be forwarded to VDH for review to verify that revised TMP 115-41E contains a building site with adequate area for two subsurface drainfields. b. More information is needed to verify the locations of the drainfields. There is a drainfield shown on New Parcel 40B. Is the purpose of this drainfield to serve New Parcel 40137 If that is the case, the drainfield for New Parcel 4 1 E also needs to be shown so that we can verify that there is a building site, as defined by Section 4.2.1 and 4.2.2 of the Zoning Ordinance, on New Parcel TMP 41 E. "The building site shall have adequate area for locating two subsurface drai>lfields approved b, the Virginia Department of Health {f the lot will be served by a conventional onsite sewage system." As stated above the VDH approved drainfields will need to be located on the same parcel as the house. 3. [14-302A] Provide the width of State Route 728 and include the recorded instrument number as a label or callout on Sheet 2. This comment has been addressed. 4. 114-302B and 18-10.41 Since Ed Jones Rd is an existing public road the applicable setbacks are: Front = 75' Side = 25' Rear = 35' This comment has been addressed. 5. [14-302B] According to Albemarle County GIS, a small portion of the property appears to have the Water Protection Ordinance Buffer on it. Please show this on the plat and include the following standard note: "The stream buffer shown hereon shall be managed in accordance with the Albemarle County Water Protection Ordinance." Existing septic system and reserve drainfield area serving the existing dwelling on Parcel 41E are not shown on the plat, and therefore I cannot determine whether the proposed lot line adjustment will cause any conflicts with their locations. a. Please see Comment #2 above. There needs to be clarification on which parcel the shown drainfield is serving. b. Rev. 2: Please provide soils evaluations for both parcels. VA 22903 of ice 434-972-6200 1 ba 434-972J310 RE: Review of Proposed Onsite Sewage Disposal System Locations Harris Boundary Line Adjustment SLJB202100016 Tax Map #: 115-40B, 115-41E Mr. McCollum: The County of Albemarle has requested the Virginia Department of Health (via the Charlottesville/Albemarle Health Department) review the proposed subdivision plat identified above. This letter is to inform you that the above referenced subdivision is approved for individual Onsite Sewage Systems in accordance with the provisions of the Code of Virginia, the Sewage Handling and Disposal Regulations, and the local ordinances of Albemarle County. This request for subdivision review was submitted pursuant to the provisions of § 32.1-163.5 of the Code of Virginia which requires the Health Department to accept private soil evaluations and designs from an Onsite Soil Evaluator (OSE) or a Professional Engineer (PE) working in consultation with an OSE for residential development. This subdivision was certified as being in compliance with the Board of Health's Regulations by: Mr. William J. Loth, OSE License #: 1940001316. This subdivision approval is issued in reliance upon that certification. Pursuant to § 360 of the Regulations this approval is not an assurance that Sewage Disposal System Construction Permits will be issued for any lot in the subdivision identified above unless that lot is specifically identified on the above referenced plat as having an approved site for an onsite sewage disposal system, and unless all conditions and circumstances are present at the time of application for a permit as are present at the time of this approval.
