The County of Albemarle Planning Division will grant or recommend approval of the plat referenced
above once the following comments have been addressed: [Each comment is preceded by the applicable
reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302(A)10] Revise the note on the cover sheet that discusses the development rights
assigned to the proposed new lot. Identify how many of the development rights are coming
from each of the three existing parcels that are being combined into the proposed new
parcel.
2. [14-302(A)15] Provide addresses for each of the owners of the three parcels that are the
subject of this plat.
3. [14-302(B)1] Provide the date of last revision of the plat on future submittals of this plat.
4. [14-302(B)5] Include a note on the cover sheet identifying all applicable zoning overlay
districts for these parcels. These parcels are located within the Entrance Corridor Overlay
District and the Flood Hazard overlay district.
5. [14-302(B)5] In addition, TMP 126-33D is subject to special use permit SP197800033.
Include a note on the cover sheet identifying this circumstance.
6. [14-302(B)7] Provide notes on the cover sheet of the plat identifying whether or not this
property is located within an Agricultural -Forestal District and within a Water Supply
Watershed.
7. [14-302(B)10] Provide the following note on the cover sheet: "The stream buffer(s) shown
hereon shall be managed in accordance with the Albemarle County Water Protection
Ordinance."
In addition, revise the boundaries of the WPO stream buffer as shown on the plat. The
boundaries of the buffer shown on the plat do not appear to match what is depicted on the
County's GIS.
8. [14-303(A)] In the owners' consent statements on the cover sheet of the plat, there appears
to be a typo regarding the TMP numbers. In all three owners' approval statements, there are
parcels listed as 336D and 336D1. It appears these TMPs should instead read 33D for
Jacqueline Clark Britt and 33D1 for the Tylers.
9. [14-303(0); 14-303(P)] Revise the signature and notary panels to read 2021 instead of
2019.
