This GENERAL WARRANTY DEED made this 13th day of January 2021, by and
between FIELD SCHOOL OF CHARLOTTESVILLE, a Virginia nonstock corporation,
referred to as the Grantor, and JAN MALASEK and JESSICA MALASEK, husband and wife,
referred to as the Grantees, whose address is I I I Falcon Drive, Charlottesville, Virginia 22901.
WITNESSETH
That for and in consideration of the sum of ONE HUNDRED FOURTEEN THOUSAND
AND 00/100 DOLLARS ($114,000.00) and other good and valuable consideration, cash paid in
hand, the Grantor does hereby GRANT, BARGAIN, SELL, and CONVEY with GENERAL
WARRANTY and ENGLISH COVENANTS OF TITLE unto the said Grantees, as tenants by the
entirety as at common law and not as tenants in common, the following described real property:
All that certain lot or parcel of land, with any appurtenances thereto belonging,
containing 3.570 acres, more or less, shown as "Parcel A" on a plat by Kirk
Hughes & Associartes dated November 22, 2020 entitled "Boundary Line
Adjustment The Lands of Jan and Jessica Malasek containing 2.662 acres and the
Lands of Field School of Charlottesville containing 24.57+/- Acres, Jack Jouett
Magisterial District, Albemarle County, Virginia," dated September 10, 2010,
revised November 25, 2020, and which plat is attached and made part of this deed
in the Clerk's Office of the Circuit Court of Albemarle County, Virginia.
Being a portion of the same property conveyed to Field School of Charlottesville
by deed from Aguilera LLC, recorded March 28, 2019, in the aforesaid Clerk's
Office in Deed Book 5149, page 187.

This conveyance is made subject to any easements, restrictions, reservations and
conditions in duly recorded deeds, plats, and other instruments constituting constructive notice in
the chain of title to the property conveyed hereby which have not expired by a time limitation
