To Whom it May Concern:
In response to your request for a Letter of Zoning Compliance for the above -referenced Property,
please be advised of the following:
• The Property is zoned C1, Commercial. The Property is subject to ZMA2005-00010,
approved June 7, 2006, with proffers. The permitted uses of the Property are provided
in Section 22 of Chapter 18 of the Albemarle County Code ("Zoning Ordinance"). The
Property is subject to the Airport Impact Area and Entrance Corridor Overlay Districts
described in Section 30 of the Zoning Ordinance.
• The Property is subject to site plan SDP200800096 "Wachovia Bank & Shops at Rio
Road - Minor," the most recently approved site plan associated with the Property. It
appears the Property has been developed in accord with these approved plans.
• There are no outstanding building or zoning violations on file associated with the
Property.
• The original shell building was issued a Certificate of Occupancy ("CO") on October 4,
2010. Each of the various businesses in this building that made improvements required
separate building permits and were issued separate COs. Each business must also
obtain a Zoning Clearance. Please see below for requesting any relevant records.
• We are not aware of any existing or pending road projects in the area. Both roads
adjacent to the Property are maintained by the Virginia Department of Transportation
(VDOT). Please contact VDOT for questions about any road projects affecting the
Property.
• Copies of any relevant records may be obtained via the noted links or by using the Community
Development Department Records Public Access link below. If unable to find the records, then
a request through the department's Records Manager, Paul Bjornsen, at
pbiornsen )albemarle.oro may be made. If the request is not based in Virginia, it will take longer
to fulfill.
