RE: Response Letter #1 for SDP 2021-22 Albemarle Business Campus Block 5 Final SDP
Dear Richard,
Thank you for your review of the Final Site Plan for Albemarle Business Campus Block 5. This letter
contains responses to ACSA comments dated May 5, 2021.
General / Master Plan Exhibit
1. Clarify fixture counts for each retail space and storage facility.
For the sewer connection: we spoke to the owner/developer Kyle Redinger and he is going
to maintain ownership of the retail parcel indefinitely. Furthermore, the proffers and
requirements obtained during the rezoning do not allow that retail parcel to be further
subdivided. Thus, we can safely say that there will always be a single owner for those 2
retail buildings. Of note, future VDOT improvements may actually constrain that retail site
to have only one single structure — this is still up in the air. But since they will effectively
function as a single entity, we will keep the single lateral connection as shown on the master
plan exhibit sent in the previous submittal. (This was agreed to by ACSA via phone call
week).
2. Make the 6" lateral that will be routed under the street to serve the property across the business
campus a public lateral.
Fixture counts clarified, see attached revised fixture count spreadsheet. We provided a 4"
stub for that retail area because there is a good chance that the 2 retail spaces are combined
into a restaurant which could require a 1.5" or larger meter vault. This process would
happen via building permit application separately, after a tenant(s) for this space is secured.

1. Show 1" meter for self -storage office.

2. Sewer lateral should enter San. 4A at 90 degrees or greater.
Lateral alignment revised to provide this angle.
3. Extend easement 10' past stubout (near new FHA).
Easement for the Office Building stub extended more than 10' past stubout.
4. Extend easement 10' past stubout (near new WL Stub Connection).
For this location, we are hesitant to reserve this easement area yet as the Block 4 Hotel site
(which will be in this area) is the least finalized portion of ABC. The office design (Block 3)
is subject to multiple constraints, thus the building will not change much in the future, so
we are glad to dedicate the additional easement here, but it is likely a hotel will require a
parking structure and/or other revisions to the site, therefore we want to dedicate as little
easement area here as possible, leaving more flexibility for design. We understand that

future easement dedication around this stub will be required for future Block 4 Final site
plan design and platting.
