This letter contains review comments for your submitted Letter of Revision for the above referenced site plan.
Please provide revised drawings that demonstrate compliance with the reviewer comments.
This is the first (1st) Letter of Revision for this site. Three (3) Letters of Revision are allowed, after which all
required changes must submitted in the form of a site plan amendment.

1. Please update the parking requirements to reflect the following:
a. The previously approved parking schedule reflects a residential parking requirement of 370 spaces. This
calculation was based on the requirements of Section 4.12.6.
i. Studio (14 x 1.5 spaces per unit) = 21 spaces
ii. 1 Bedroom (126 x 1.5 spaces per unit) = 189 spaces
iii. 2 bedroom (70 x 2 spaces per unit) = 140 spaces
iv. 3 bedroom (10 x 2 spaces per unit) = 20 spaces
v. Total: 370 spaces
b. Based on the proposed unit count changes the required parking would be:
i. Studio (21 x 1.5 spaces per unit) = 31.5 spaces
ii. 1 Bedroom (133 x 1.5 spaces per unit) = 199.5 spaces
iii. 2 Bedroom (63 x 2 spaces per unit) = 126 spaces
iv. 3 Bedroom (10 x 2 spaces per unit) = 20 spaces
v. Total: 377 spaces
c. However, since it maybe more appropriate to calculate the parking requirements for the Studio apartments
based on the Zoning Ordinance rate of 1.25 spaces per unit the parking schedule should reflect the following
counts:
i. Studio (21 x 1.25 spaces per unit) = 26.25 spaces
ii. 1 Bedroom (133 x 1.5 spaces per unit) = 199.5 spaces
iii. 2 Bedroom (63 x 2 spaces per unit) = 126 spaces
iv. 3 Bedroom (10 x 2 spaces per unit) = 20 spaces
v. Total: 371.75 spaces (372)
d. Please update the Parking Schedule to reflect the required amount of parking spaces for the Residential
Apartments as 372 spaces and reference this comment letter.
e. Based on the number of overall bedrooms remaining the same and ITE Parking Data (see attached) the
proposed number of provided parking spaces (347) will still be considered to be sufficient to meet the
parking needs of the Residential and Retail components of this Site Plan.
f. As mentioned above please include a reference to this comment letter in the Parking Schedule in addition
to the Zoning references of 2/26/2020 and 6/23/2020. Any additional changes to the unit type or bedroom
counts may require additional Zoning analysis and determination.
