(State Route 665). This comment has been addressed. 2. [14-302(A)] Development Rights. a. According to a plat recorded on August 12, 1977 in Deed Book 628 page 541, TMP 30-35C was 5.002 acres. Based on this information TMP 30-35C would have been allocated two (2) development rights on the date of the adoption of the Zoning Ordinance (December 10, 1980). One (1.00 Ac.) additional acre was added to the property on August 18, 1982 as shown on the Plat recorded in Deed Book 746 page 72. No development rights were affected by this subdivision. On April 1, 1983 another acre (1.00 Ac.) was added to the property as shown on the Plat recorded in Deed Book 760 page 670. The notes on the Plat suggest that no development rights were affected by this platting either. Therefore, TMP 30-35C would have been approximately 7.002 acres with two (2) development rights. b. TMP 30-35D was created on April 1, 1983 by a Plat recorded in Deed Book 760 page 664. The Plat suggests that the parcel was 7.59 acres and contains one (1) development right. In order to have been created after December 10, 1980 a lot of less than 21 acres must have been allocated at least one (1) development right. Since the notes on the Plat suggest that this parcel may not be further divided without a special use permit, that indicates that this parcel only received one development right and may not be further divided. c. If no development rights are being affected by this Boundary Line Adjustment, please update the Development Rights notes on the Plat to suggest that TMP 30-35C has two (2) development rights and may be further divided, and TMP 30-35D has one (1) development right and may not be further divided. These comments have been addressed. 3. [14-302 (A)(4),14-302 (A)(5), and 14-303 (L)] Please show all existing easements and state their recorded instrument number. It appears TMP 30-35C enjoys access to Buck Mountain Rd. by a 20-foot easement across TMP 30-37A recorded in Deed Book 741 page 595. Please show and include a reference to this existing easement. This comment has been addressed. 4. [14-302 (B)(1)] Please add a date of last revision. Revision date added.
