HomeMy WebLinkAboutSDP202100036 Correspondence Initial Site Plan 2021-05-19May 19, 2021 OLD TRAIL VILLAGE Members of the Old Trail Community: We are aware of questions and concerns that have been raised about the next block of lots (Block 7c) that are proposed for development in the West Village and are providing this clarification to help answer some of the concerns that have been raised. There has been a fair amount of confusion about what is proposed and where; such as the impact that the lots would have on the pond that is located between Upper Ballard and the West Village (and just west of the pool). More details are below, but we want to clarify that no portion of these future lots will encroach on the pond, and nothing about these lots will impact the existing path along the south side of the pond that runs from Old Trail Drive to Golf View Drive. Below is an attached concept plan of the proposed development overlaid on the County's notice sent to the surrounding Neighbors. The area in question is referred to as Block 7 on the approved Zoning Code of Development, and is approved by the zoning for a variety of residential and commercial uses. The first section of Block 7 has already been platted and subdivided, and those units are under construction. Attached is a map for the remainder of Block 7 that is identified as Block 7C, which was graded several years ago in anticipation of this next phase. The location of the pedestrian trail is visible in the photograph attached. The footprints of the new buildings planned for Block 7C will be several feet from the pedestrian trail. The trail will remain open and available for use after construction is completed. In addition to maintaining the pedestrian trail, the future lots in Block 7C will not impact the pond. In fact, March Mountain Properties recently spent significant amount of money supplementing the existing vegetation around the pond to protect it and the stream that flows into it, and to improve water quality and habitat. The attached image indicates the proposed townhomes along Old Trail Drive that will be similar to those in block 3 across the street. Behind those townhomes will be additional townhomes that front onto a pocket park. Then behind the path, a row of Villas are planned that will help transition from the taller townhouses to a slightly lower scale buildings along the trail and pond. These Villa's will be set back from the trail and a landscape buffer will be provided between the trail and the lots, so the trail experience will remain. We appreciate the opportunity to help address these concerns, and hope this clarification sheds some light on how the development of Old Trail continues to protect and enhance the natural areas being preserved within the Old Trail Village Development area.
