Items Required to Apply for a Letter of Zoning Compliance
1. Approved/Recorded Plat/Plan of the property. Please include a copy of the most recent recorded plat of the property.
2. Sample letter or information needed. Please include the information you are requesting. Letters of Zoning Compliance
may include:
• The applicable Zoning and Overlay Districts of the property
• The permitted uses of the property/whether a specific use is permitted on the property
• Applicable Rezonings/Proffers/Special Use Permits/Conditions/Variances/etc. associated with the property
• Applicable Site Plans
• Applicable Zoning or Building Code Violations. This office does not keep track of fire violations, you can reach the
County of Albemarle —Fire and Rescue at (434) 296-5833
• Other information/forms as requested. (If the letter is for an automobile dealer please include the DMV form)
Letters of Zoning Compliance will be processed within thirty (30) days of receipt of a complete application
Review cannot begin until the application above is complete and all applicable forms and fees are submitted.

The $199 application fee can be paid for in person, by check mailed with the application, or online. If paying online please attach
a copy of your payment receipt.

To Whom It May Concern:
We represent the owner of the Property and are requesting written verification of the zoning
classification and compliance with all zoning requirements for the Property. We would appreciate
receipt of this request by no later than June 21, 2021.
Please address your zoning verification letter to (i) M & H Realty Seven, LLC a Virginia
limited liability company, (ii) John F. McManus, Esq. at our Fredericksburg Office address listed
above, (iii) Fidelity National Title Insurance Company, Attn: David Nelson, 1620 L Street, NW 4th,
Washington, DC 20036-5605, and (iv) Truist Bank, Attn: Wendy F. Inge, 919 E. Main Street, 811
Floor, Richmond, VA 23219.
The zoning certification letter should verify the following, including but not limited to: the zoning
classification, permitted uses, any violations of zoning ordinances and should identify the side, front, and
rear setbacks and density, together with the parking requirements. To the extent that the zoning of the
Property has changed, please address the relevant section(s) of the ordinance relating to the site's
grandfathered status, if applicable. Please include copies of the applicable zoning ordinances (including
the applicable sections of the Zoning Ordinances) and proffers, if any.
Enclosed is your form Zoning Compliance Letter Application and a check in the amount of
$199.00, to cover the cost of issuing the letter. Please e-mail the letter to me at knix@hirschlerlaw.com,
and mail the original to my attention at the Fredericksburg office address noted above.
