Thank you for your comments dated April 26, 2021 on the above referenced project. The following is a summary of how the comments
have been addressed:
Plannine Comments:
11. b. ii.d The plans have been revised and the street's rights -of -way labels no longer list an unfilled label reading 'DB_PG_
i. It is acknowledged that the HOA documents must be approved by the County.
19. d. ii. The retaining wall maintenance easement within lot 43 is now shown and labeled on sheets 7 and 8.
23. a. This comment is acknowledged and an acceptable agreement will be in place prior to final site plan approval.
b.i The easement plat and final site plan now match.
b.ii The proposed utility easement notes shown on sheet 5 have been revised to include labels reading'DB_PG_'. Also,
Roudabush Gale and Associates' easement plat will match the final site plan.
25. It is acknowledged that the HOA documents submitted to the County on April 22.d must be approved by the County.
28. All ACSA and RWSA comments have been addressed.
29. Please see the response above to comment 25.

31. g. Please see the response above to comment 25. Its also acknowledged that the plat must be recorded prior to FSP approval.

Engineering Comments
Sheet 7
18. The proposed grades between lots 26 & 27, and the SWM facility access, now match the approved WP0201900050
Amendment 41.
19. Collins Engineering has worked with County Engineering on the technical issues surrounding the WPO 200400080
Amendment 41. As of an e-mail correspondence dated May 18`h, all technical issues have been addressed with the
exception of the addition of a note. This note has subsequently been added to the plans and the documents will be
submitted formally to the County soon. The applicant appreciates the County Engineer's willingness to work on the project
ahead of the formal submission.
In addition to addressing the final comments on the site plan, the grading has been updated with the removal of the perimeter retaining
walls on the site. The developers have secured letters from the adjacent property owners allowing grading on the adjacent properties.
These letters and approvals are attached. The retaining wall easements will remain on our property as currently shown on the easement
plat. The reason to retain the easements is to ensure that the HOA has the ability to construct the walls and perform maintenance in the
future if a wall is ever needed along the perimeter. The VSMP plan has also been resubmitted for approval, updating the grading and limits
of disturbance on the project. The site plan matches the updated VSMP plan and shows 3:1 slopes in lieu of the retaining walls.
