The following responses and attached plans are intended to address County Engineering's comments dated April 9, 2021 on the
above referenced project. Should you have any questions during your review and approval of this project, please contact Scott

A. Stormwater Pollution Prevention Plan (SWPPP)

C. Stormwater Management Plan (SWMP)

D. Erosion and Sediment Control Plan (ESCP)
6. A. Sheet 3A has been added to this plan showing the envisioned lot phasing. A table is also shown on this sheet showing a
breakdown of the phases' limits of disturbances, inclusive of the total acreage.
B. Please allow this letter, and the labels shown on sheet 3, to be confirmation that the proposed plan is only for the
construction of lots 27-30 and not lots 24-26, with the staging, storage and material delivery being temporarily placed on
lot 24. As construction of the homes continue, it is possible that this plan may be redlined in the field for future home
construction since this plan's limits of disturbance incorporates the future lots.
C. Please allow this letter, and the labels shown on sheet 3, to be confirmation that the proposed plan covers 4.33 acres of
land disturbance.
D.A revised registration statement has been provided for this plan showing 4.33 acres of total disturbance (Section II, Q.
E. A revised registration statement has been provided for this plan stating the project is part of a common plan of
development (Section II, H).
7. The applicant kindly requests this comment be considered addressed. Labels are provided in two locations mandating the
contractor tie the roof drains directly into the yard drains shown. Adding individual downspouts for residential townhomes
on construction plans is challenging since asbuilt conditions may necessitate subtle changes. The applicant believes the
'main' yard drains located in close proximity to the homes, and the notes shown on the plans, provide both the contractor
with the ability to make the roof drain connections and the County with the ability to enforce their installations prior to the
release of the bonds or CO's. In a May 18th phone conversation, the notes were deemed an acceptable method for
addressing this comment without the need for depicting individual downspouts.
8. The plat has not been approved yet and the TMP numbers are not available to be assigned at this time. It's the applicant's
understanding that this comment can therefore be considered withdrawn based on a May SBth MS Teams meeting between
Mr. Frank Pohl of County Engineering and Mr. Murray of Collins Engineering.
9. The easements are shown on sheet 3. The easements are lightly shaded since this is an ESC plan and the easements are
more applicable to the final site plan and the road plan. In efforts to address this comment, the applicant has added
'typical' labels for the easements located on lots 27-30. In the aforementioned MS Teams meeting this was deemed an
acceptable method for resolving this comment since the subdivision plat has not been recorded to date.
11. A copy of the Virginia DEQ VAR10 2019 registration statement for this 4.33 acre disturbance has been provided.
14. A concrete washout area, with a label, is now shown on sheet 3A for the construction of lots 27-30.
