RE: Special Use Permits and Rezoning Submittals
Dear Mr. Shepard:
Below are VDOT's comments for the June 2007 Rezoning and Special Use Permit applications:
SP-2007-00025 First Christian Church Amendment(Scott Clark)
• No comments on the change to the proposed picnic pavilion.
• Comments have been previously made for SP-2006-00020 and SDP-2007-00036. These
comments still need to be addressed.
SP-2007-00026 Crozet Station (Rebecca Rassdale)
• The existing entrance and access to the site needs to be evaluated for this increase in use.
SP-2007-00027 Emmanuel Episcopal Church Amendment(Amy Arnold)
• I believe the entrance to this site has previously been permitted and constructed. We are
checking the status and will provide a follow up.
ZMA-2007-00028, SP-2007-00029 Faith Christian Center Intl. /Church and Daycare
(Amy Arnold)
• A TIA will need to be done for this facility. It also includes a Daycare Center. This
facility will generate approximately 500 vpd.
• The proposed entrance and it's features that should be identified in the TIA will need to
be designed in accordance with the VDOT Road Design Manual and VDOT Road and
Bridge Specifications.
• Sight distances need to be evaluated at this location.
• The plan needs to be in accordance with the Route 250 Eastern Corridor Study.
ZMA-2007-00007 Mermac Crossing (Judith Wieeand)
• This proposed development is located just 400 feet west of Worth Crossing on Proffitt
Road. This is in the proposed three lane section of the project. The development will
generate 300-600 vpd depending on the type of commercial use included (less for office
more for retail). A TIA will be needed for this development.
• Access needs to be coordinated with TMP 46B-5A through this development so a future
connection to Proffitt Road just west of this proposed development will not be needed.
• Perpendicular parking is not allowed on public roads.
• It looks like there are driveways for every two single family units but they are entirely on
the public R/W. These look like they would serve more like perpendicular parking
spaces on the R/W and are not acceptable. They are also in conflict with the sidewalk.

• This proposed change to a Hotel will generate approximate 1100 vdp and will need a
TIA.
