"See the attached updated sheets that show the sight distance easements added 5'off the sight distance lines on the Lighthouse property. For the line west of the western entrance this did require the two street trees to shift back a few feet. We also expanded the Landscape Maintenance Easement to be 12'wide in that area to allow for those trees."Are you willing to review these changes to the site plan and the easement plat electronically or do you require hard copies to conduct your review? Let me know thanks. We have made those updates per th ached update layout plan and profile. V Ided note 3 on the layout plan about providing restraints at all joints. Some of the storm crossings are a little less than 1.5'to make sure we have 3.5' of cover but all more than 12". Please review and let us know if this satisfies all remaining comments so we can hopefully get this plan to approval. I have added a comment that these joints need to be restrained and added a valve after the meter to keep the building in service if maintenance of the line behind the building is required. There is now also 5'of clear space on the sides and back of the vault. Outside of the area where the water line crosses over the storm, generally, there is at least 5'of horizontal separation between water and storm Please see the attached sketch revised to address the layout easement comments. This should be doable if we cross on top of the storm with a minimum 12-inch separation. If we need to we can have min cover at 3 feet for the crossings. We would like to maintain the min 5 feet of horizontal separation between the storm. Let me know if this is doable. What is the minimum separation yo all typically want to see center to center from water to storm? We currently have 5' at that minimum point and could continue to parallel the storm line to the right of that location. Per ACSA's pipe installation detail the trench only needs to be the pipe width plus 16"which is a fairly narrow trench for this line. There is at least 5'from the center of the waterline to the retaining wall of the loading dock in the tightest spot which. Attached is a redline PDF showing a possible solution by adding a storm manhole to get the water main shifted further away from the loading area.
